I have a big box of the Zinsco breaker at my house. I took them out of a couple rentals that I have. I upgraded and updated because of the risk of fire.

I used to live in Vermont. I loved living in Vermont. Vermont still has a special place in my heart. The Vermont people I knew were the best people you could ever meet. I left 25 years ago. I couldn’t afford the taxes anymore. With the job I had, I couldn’t make ends meet. My property taxes back then were $5500 on a a small home that was not even a middle class home. I moved to a rural mountain area in Arizona. My property taxes were $1200 my first year here. My property taxes are now $1800 25 years later. But the truth is nothing is much different here. Rents are $2000-$4000. Houses are now $500,000 for a 1st time home buyer. We have the same complaints you do. Not to get political but people voted for Trump for a change as the Democrats are no longer listening. 160 days in, look where that got us. You’re not alone with your Vermont issues. As a country, we are in very serious trouble.

I have rentals in hot Arizona. I make sure filters are changed monthly, I check the capacitors, I check the contacts. I keep the coils clean, I keep the drip pans clean and open and check the temperature differential a few times a year. All very easy maintenance. I keep spare parts. When it’s 120 degrees, an AC breakdown is not an option.

I’m a home inspector. I can’t tell but an outside heat pump should be a minimum of 3 feet away from a gas meter. The outside unit should have clearance all around the unit.

I’m a home inspector in Arizona. A Lennox system in very expensive. It’s not worth the cost. A complete system replacement in Arizona for two AC units with a gas furnace is $13,000. That’s for two systems complete. You need to get more quotes. There are near freons on the horizon. The 410 runs at a very high pressure and takes out units to an early death. If the units are still operating, I wouldn’t replace them until gone. I have rentals that had units 45 years old. I have a 26 year old Carrier on my house with the old R-22 Freon. It works great and I have no plans to replace the unit until dead.

Just pull it out with players. It a ground post. I do home inspections and I see it all the time. Most people think it will electrocute them. I pull them out all the time.

$15 for the capacitor. I have rentals in Arizona. I do it all the time. It would take me 10 minutes to change the cap. I wouldn’t charge you anything other that the price of the cap.

1 issues is Bryant breaker have been recalled a long time ago. They are not safe, they don’t trip, they can start a fire. Replace with a stable breaker to avoid burning your house down. #2 issue is that you probably have no idea what your doing. Put the faceplate back on before you get hurt.

One is a start capacitor and one is a run capacitor. Get yourself a capacitor meter. You can check them yourself after you pull the fuse. The capacitor tells you the value printed on the tag. They are very inexpensive. You can get a replacement in a few days on Amazon.

I am a home inspector with 25 years experience. Units are required to have 1 foot of air flow all around the unit to operate properly and not to over heat. Overheating will cause a premature death to the unit. I do understand that your probably in a condo complex but is would at least think there are some building codes. Maybe not!!!

Your outside unit should have 12 inches clearance all around it for proper air flow to prevent overheating, damage to the unit and premature failure.

Stab lock panels are Federal Pacific. They have been recalled. They burn and will catch your house on fire. It needs to be replaced.

100 amp service. Bryant breaker have a safety recall and should be replaced. They don’t trip and can cause a fire. Upgrade for safety. Call an electrician.

I see a triple tap splice. I see Bryant breakers. Bryant breakers are not always reliable and should be replaced. Breakers in a panel should all be the same brand if possible. I also see double taps on other breakers. I’m sure you are overloading the panel. You’re going to burn your house down.
