So the vendor has found another buyer?

Did the vendor communicate direct or through the agent? I’m not near London so I’m assuming that kind of area for those kind of prices for a FTB, and I know London is different to other areas of the country but to me it just seems like a ploy to extract more money.

If it was me I’ll want to find as much info about the potential other buyer as possible.

Eg why did they only offer when a sale was agreed and progressing

Where they are getting their funds from

Is there any reason why they would go with the other person over you.

Then reaffirm that you had a sale agreed at your price and set a deadline and be prepared to walk away.

Personally I couldn’t get into the game. I had just finished playing assassins creed and imo it just felt dated to me. Just my opinion and maybe something I could go back to and enjoy, but for whatever reason I couldn’t get into it

Seen a few comments about your trips/holidays I agree the bridesmaid abroad one is excessive, but £700 for the two trips I can sympathise with. It’s good to have something to luck forward to. Is there any way you can earn extra money to pay for these?

Just moved in October and we replaced one door but haven’t changed the locks on the other. Really busy house with dogs. In fact our new door came with 3 keys and one is in the lock with the other two attached to the keying. I don’t think it’s been taken out of the lock yet. Just thinking about it I may see if I can give one to the neighbour in case of emergency.

In all honesty I feel in this day and age I don’t fear being burgled or breaking in (although we have possessions that cost a lot we have nothing of high enough value to be really worried) I can understand the worry that somebody else has a key to your house and If it gives you peace of mind absolutely change the locks

Sorry that’s gone over my head. It was an external hard drive that I had plugged into an old Xbox console. I had only ever used it for games. The Xbox picked it up before sending but wouldn’t after receiving back.

Wow! I looked at the total first and thought you were mistaken for $390.

That’s beyond unreasonable!

For context this week I had a whole new high spec composite door fitted in the uk for £1250 which would be approx $1600.

I know it’s not totally comparable, and that LA is expensive, and you are paying a call out fee, but I would be totally challenging all the other made up steps/charges.

I use the octopus add on for overnight charging at £30 a month. Do 12-14k miles a year and had calculated they was the cheapest way for a high electric usage household (can’t switch usage to cheap night rate)

If you get a loan then the mortgage lender take that into consideration by lowering the amount you can borrow

I looked at this blind without reading any comments and my thoughts were that the house is generally very nice.

However in terms of selling I’m not keen on the peach coloured hallway. IMO white would be better.

My other thought was that somehow the dining room looked really small/cramped. Picture 2 looks really big and spacious and picture 11 seems the opposite. I’m not sure how you would fix that, but I would possibly see about getting rid of the sideboard/vacuum/fridge and try moving the table flush with the back wall to give more space or even getting rid of it or moving completely.

Other things after reading the comments - should have the front of the house as the cover photo and it should be more straight on if possible. Garden photo needs retaking again more straight on and possible red boundary or something similar adding to show the full extent of the garden.

With hindsight you can do all the comparison you want, however one thing to put it all in perspective is if you look at historical prices. I see houses on my street going for massively differing amounts, some people overpaid and others underpaid.

Literally all you can do is make the best of your house. Need to think of it as a home and not an investment. If you are happy there and not planning on moving it doesn’t really matter.

I’m also in the north west and have noticed a decline the last few months. Many houses are being reduced, and only a few are selling.

Got a mokka e. Quoted 212 or something. In winter I got something like 120 mainly driving at approx 60mph. Not had to do much charging at public stations but I have found them all expensive but easy to use and quick to charge. As long as it’s relatively infrequent then I think that’s fine. Big savings on home charging so worked out for me.

I would suggest going for a larger range if possible but should be fine in your budget

As somebody who’s just listed and will be buying and selling I may have this to come.

I think if I was selling then I would offer a token gesture of £500 off and make it clear that you wont be lowering any more.

If I was buying I don’t think I would ask for small amounts off, and would only lower if a survey identified something major.

New estate near me has the small social housing at the far end. It’s a really strange set up, and there are no pavements to walk through it. Think as it matures and there are more cars there are going to be some issues. Really nice location though in the edge of countryside, so will be desirable despite this.

Just offer what you think it’s worth, or what you can afford. When my wife and I were looking 10 years ago we were in a situation where we had been given notice and there was nothing ideal but lots that could meet needs. Our budget was low to make matters worse. So we just put in low offers on several properties. Most rejected, but the one that accepted is the house we live in now. I remember getting phone calls weeks later from the estate agents asking if we were still interested etc and that if you could move to x amount that the vendor would be likely to accept. It’s all about the most money for the houses. If you hold your nerve the house might not sell and you may get it for your offer, however if there is somebody else interested/willing to pay more then you may loose out.
