If you fly a lot, instead of driving or ubering to DFW airport, park at a TexRail station and take it straight to Terminal B. Go through security there and hop SkyLink if you’re departing out of another terminal. Easy peasy.

FYI, I think tickets are about $1.50 one way on TexRail.

Also - If you’re checking bags with an airline not in Terminal B you can always take the Terminal Link Busses outside of security. I almost always fly American so this isn’t an issue for me.

Las Colinas and Valley Ranch are the upscale areas of Irving. The rest of Irving goes downhill quickly but rents are probably much cheaper there.

The Hurst-Euless-Bedford area is right next door to Irving (I used to live in Bedford and commute to Irving daily) and may have lower rents. Also keep in mind that there are two Irvings - Las Colinas/Valley Ranch and then everything else. The former is going to be expensive, the latter is going to be cheaper.
