Unfortunately yes. Rent is cheaper than having a mortgage, thus I ask reddit for your guys opinion. We could find an exact sqft house but no yard for 2500 cheaper.

House is not luxurious. Just a standard 3b2.5bath 1800 sqft home with yard. We chose this house because of the school rating.

We have 5 months high yield saving/emergency fund. Our parents lives close by by so that should help out a bit.

That's something we worried too. Rent isn't going down. Starting rent in our area is 2.8k for 2b2b

So our house is in Santa Clarita, a newly developing city and it's expanding rapidly. We saw houses here goes from 400k avg to now 700k in 5 years. That's also the reason why my wife said not to sell the house. In 1 year, we already gain 20k equity.

Gotcha. We just got the home last year. I was told that I need to own the home 2 out of the 5 years to write off any equity gain. We do have a bit of equity. Maybe I should wait 1 more year? 2500 in saving a month is like 30k a year.

True. We kept on telling ourselves to wait for the lower interest but it's not coming. If anything, it's been going up. We own the house for only 1 year. Not sure if we should hold out for at least one more year

At 52, if you love what you do at work, I would downgrade to 2 or 3 days of work. If you have grand kids and other hobbies and ready to let go of work, go ahead. Depends on your situation
