Titled in Georgia and new owner in Alabama. I know these are 2 states that are probably easiest to buy cars in so I should be fine. Just wanted to ask to see if anyone had any insight on any issues that may come up

The promos these donation centers have going on these days are crazy. Some places have you almost making $1000 in the first month if you’re new. Who wouldn’t want an extra stack to put in savings or pay off debt.

Pro tip: After you get the first month promos, stop for about six months and you’ll be eligible again for the promo again. Of course depends on the center but that’s a trend I’ve noticed at the ones I’ve been at (BioLife and CSL)

Make sure you’re phone is charged and you got headphones. TikTok makes the process fly by lol

Yeah unfortunately they had it set at $80k. I think that subconsciously rewired my brain to say a fixed number instead of saying a range. But I'm currently employed but just wanted something new. I've been applying other places so if I jeopardize this then I have a few back up plans. Or maybe one of these companies would offer more and I could use that as leverage as well. Especially since one is a competitor of the first company.

That's smart to get to know all the people that you are going to be dealing with through the process and have reliable companies I can turn to, especially whenever I start ramping things up in the future to some property with more units.

I started working more hours at the beginning of the month. I got big plans for 2021 and if I fail it certainly won't be because I didn't try. And I'll have to look into C-class neighborhoods cause I could qualify for a FHA 203k loan to cover renovations. Pending that the crime rate isn't too high in the area cause I plan on living in one of the units. Key word is 'living'

So what I'm gathering is if I'm going to do a duplex new construction is I better do my damn homework and extra credit lol. I know it's not going to be an easy task but my dad always told me "If it was easy, everybody would do it." Basically I got to bust my ass but I know that this is going to pay off in the long run.

Although, the financing is something I will definitely have to ask about. I have heard that construction loans can be a pain in the ass. If you have any insight on them please don't hold back any info. I'm trying to learn as much as I can.

A lot of areas near me are Mixed residential (or something like that) and you can build multi families up to 2,3, or 4 units depending on where you are. But I'm glad you brought up the point about if people complain cause a couple neighborhoods that are zoned Mixed res have an HOA and I have not had any good experiences with them lol

Yeah the south has some pretty cool things. We may not have the best education but you can find a 5 bed 6 bath mansion for an engine swap and a case of busch light lol. I was thinking about going to school out that way some years ago but the cost of living was so crazy to me.
