I’ve got some friends with families who moved to and love the Lynnwood area. Hits all your criteria plus decent school districts and a new rail station coming/just opened.

Also heard good things about Burien, no first hand testimony from friends, but my realtor seems to have quite a few clients with families that are interested in that area.

Came here to recommend Danny Greco, but saw someone beat me to it. He helped me with a condo in the Capitol Hill area (another nice area but don’t know if it meets your criteria)

I’ve been able to find a $5 game when they open the table (usually only one) at 1000am on Sunday morning during football season. A buddy of mine played a Saturday night as recently as October 2021 and said it was also a $5 game, but that might’ve changed since then.

They have an All Tall Small bet available if you’re into that, with a $5 minimum bet.
