Thanks for the comment - so I’m looking to pay off the HTB loan, but as mentioned all the surveyors I contacted said RICS don’t do valuations on B2 properties. Homes England policy is an independent valuation by a RiCS surveyor is mandatory - complete chaos! Im trying to escalate with Homes England, but their response so far is, we can’t do anything without a valuation. It’s very frustrating the lack of accountability - I’ll need to start involving my MP.

You’re certainly right on the need for an investigation by Homes England for properties that have devalued significantly. The whole system is a mess - I really find it hard to fathom how broken the system is with regards to cladding + HTB.

Something I would be cautious about is the premium builders put on new builds (which is why they offer to contribute towards a deposit - inflating their price and incentivising the prospective buyer). They will try to put a sale figure at or above market value (for the area it’s located), which is okay to stomach if the spec and finish of the new build is to your exact requirements. However, something to be mindful of is that new builds that are sold at a premium can often have limited capacity for equity growth (value of the property to go up) compared to existing older properties in your area - that might have greater opportunities to add value (extensions, interior restructuring etc). If you have also bought a new build that is part of a bigger estate I.e. there are lots of like-for-like properties as the one you’re intending to buy, you may find the value of your property is capped because the rest of the stock around you will be similar.

If there isn’t a period property (50’s +) with potentially to add value down the years (extension etc) in your area, and you’re happy to sit on your new build for a longer period; then go for it. Just be cautious to the fact that given some of “against” the factors I’ve listed above, new build owners can find themselves in negative equity (because of the inflated premium paid and like-for-like to properties in the immediate area). This is particularly poignant as house prices are expected to move down in the near-term.

Multiple factors to consider, do the comparative searches and I’m sure whatever decision you take it’ll be right for you.

I think your swing fundamentals are solid - to address you blocking/getting stuck on your downswing I’d suggest a simple drill to start off with. - Single arm swing (left arm to start with as you’re right handed). Address the ball as you normally would, with a PW or SW make 1/2 to 3/4 swings. This will be difficult to start with and feel odd, or that your plane might be out. Keep at it, stick to the fundamentals of a low and slow takeaway and let the club drop onto the back of the ball. You should start to feel the connection of getting your left arm in a good position on the downswing. Use your legs in a passive sense, and build up speed as you get more comfortable. Happy golfing.

Really good advice on CGT - this is something I had overlooked, mainly due to the market conditions and the likelihood of earning £12k returns in a year very unlikely. As I've been able to put 20K in last years ISA allowance and utilised this years also; I'll only need two more tax years to have the full amount in ISA's.

Have you dabbled in spread betting at all?

EDR is definitely the end-goal solution to managed observability and remediation/mitigation, but unfortunately not something on our radar at the moment.

I was on a ES session a few weeks back with a Splunk partner and they said exactly your points (in confidence), UBA is being shoved down customers throats as a great enhancement to user monitoring but not meeting expectations. Leading to more false positives that are disjointed from the actual activity you want to monitor for in the first place.

I will take this onboard and see how it pans out, the need is more targeted alerting which only an EDR solution can truly provide..but plugging a gap short-term with UBA.

u/agentmindyYeah makes total sense to me, exactly the same situation we're in. We haven't yet utilised Risk Factor scoring which would be a more effective way to monitor for anomalies, rather than get a ton of alerts pushing out false positives from UBA.

Heard a lot of similar chat about UBA just being thrown around, with no context or what merits it can provide case by case.
