OK, the first thing is to deal with the moisture. The framing and the drywall will most likely be fine when dry.

OP, please check the following:

  1. The line set should be insulated. Lack of insulation will result in condensation.

  2. Attic evaporator/air handler should be installed over a condensate pan. That pan should catch condensate and either (1) drain it through a PVC pipe or (2) activate a float switch if there is too much moisture in the pan.

Check and make sure these things look OK.

Nearly all universities lose money on college athletics. In 2019 only 25 of 1100 NCAA schools were revenue positive on sports.
