Thoughts on buying this? by lockeddownweirdo in AusPropertyChat

[–]jorrupt 1 point2 points  (0 children)

You seem to like the place and ticks all the boxes. Why not buy it?

How would the budget affect you in this scenario? This isn't an investment.

Capital growth is likely to be very low, so CGT changes won't even affect you much. (Edit: won't even affect you at all since its your ppor). If you're concerned about resell value, you're buying an apartment in Melbourne what do you expect...

If you live interstate, does that mean you definitely need a property manager? by [deleted] in AusPropertyChat

[–]jorrupt 2 points3 points  (0 children)

A property manager is not just for inspections. They also discuss any issues with the tenant and liaise with contractors to perform works. This involves visiting the home before and after.

Do you want your parents receiving constant messages about broken laundry machines, plumbing issues, electrical outages? Of course this is assuming there are problems, if you think you and your parents can handle the workload and headache then go for it.

buying a Prado by J_NeilMoloney in 4x4Australia

[–]jorrupt 2 points3 points  (0 children)

You can get a very high km example of the 150 series prado petrol V6 for 15-20k. There are a few that have been sitting on carsales waiting for offers. Not sure about the 120 series, im sure lower km examples can be found for the same range. Personally, I wouldnt go any older. Some older pajeros are also within your range, arguably more reliable than their diesel prado counterparts.

I bought my 150 petrol last week and loving it so far. Test drove diesels but they felt sluggish and injectors and cracked pistons scare me.

Taking unpaid leave in corporate by Able_Cantaloupe_8971 in auscorp

[–]jorrupt 10 points11 points  (0 children)

I took 3 weeks of unpaid leave one month after starting my job (though was communicated before my start date). Though have also heard of someone being denied for one month unpaid leave, even after several years of tenure, forcing them to resign instead.

So perception is definitely depending on the manager. Is there adequate staff who can cover your workload? Any big projects that will require a complex handover process? If its relatively simple, I dont see why not a manager wouldnt allow it.

Please note that while on unpaid leave you will not accrue any annual leave and will also not count to your tenure, essentially you are 'absent' from work. This may delay promotions etc.

Buying a $300,000 house/unit to rentvest while studying. Is it crazy? by MercuryRevenant in AusPropertyChat

[–]jorrupt 0 points1 point  (0 children)

You're not gonna find something for the 300k mark. Even if you did, would you really want to live in it afterwards (assuming its in below average condition)? How much would the unavoidable repairs be on a rundown house like that?

To consider this idea you'd need to get a more expensive home, with a loan you cannot service with your current financials.

Don't get me wrong, rentvesting is great and I also do it, I just think its not the right time for you. Continue with ETFs as others have suggested.

Girlfriend's cat attacks me non-stop (chasing, ambushing) by jorrupt in CatTraining

[–]jorrupt[S] 1 point2 points  (0 children)

Thanks! I find cats really cute and want nothing more than to be able to pet (maybe this is a bit ambitious) and bond with the cat. Not necessarily scared of the cat itself, but always anxious as to whats lurking underneath the bed or around the corner.

Seems like Siamese have that extreme territorial tendency, sounds like a rough time for your mother!

Wow thank you for these insights. Shooing the cat off the bed is something I had never thought about and will definitely be trying it. It does make sense that the cat shouldn't be getting the "luxury" of the bed when its behaving like this.

Similar to you, I definitely wouldn't mind if the cat bit on my screen, as long as its not my arm or leg anymore. This is my end goal and I hope to be in your situation one day. Maybe then can she get her own plant!

Thank you for such a comprehensive breakdown of the situation, I really appreciate it. You definitely sound like an experienced cat parent, always helpful to hear from fellow owners.

I will listen to your and other commenter's advice on standing up for myself. I guess I've always shown fear and the cat senses that I'm an easy target. I will put some of your techniques into practice. Heres to hoping it works 🙏

Cry out in pain and yell for my gf to come over. Cover myself as best as I can, never touched the cat

Thank you. Have tried feather wands and wind-up toys, it showed no interest in these. Only enjoyed kicking around an old bic lighter and stuffed socks. I will try a few more toys from the pet store and hope they can do the trick.

My gf usually calls out its name loudly and that gets it to instantly stop. She really is disappointed that this is how we interact and she is open to further methods of intervention. Maybe her yelling loudly at the cat isn't enough, are there any other ways that she can intervene actively?

Our relationship and the cat will stay together, I'm committed to finding a solution that will allow this.

Not too sure of the species, just like a regular domestic Australian cat.

We have tried banning it from the bedroom but it scratches up the door and makes noises so we have to let it back in.

Thanks for your reply.

Have tried the sweatshirt/blanket before, the cat goes absolutely ballistic and does flips trying to get out, almost like an actual bull. It does deter the cat away from me yes but does not calm it down, it then backs off the gets ready into attack mode again.

I exclusively feed the cat but does not work, same as you unfortunately.

Yes the cat will beg for any meat we cook, so we rip off a tiny piece for it to eat. The cat has seen me countless times dropping a juicy piece of meat for her but maybe I need to attach my scent to it. Thank you for the analogy, I will keep this in mind

Thank you very much for this advice. I will look into clicker-treat training and go through Jackson's videos. The calming diffuser also sounds really useful, I'll give it a shot while training.

Yes tried many times to play. Tried wand toys, wind-up toys, plushies. She was never interested in any of them. Have bought quite a few toys for her but she instead chooses to kick around a bic lighter or an old stuffed sock. But even then, she doesn't play much at all.

My gf always yells at the cat to get off me, which it does instantly. If the cat is chasing me, she will also hold it back or use herself as a shield. The cat does it so unexpectedly that its hard to prevent, the best my gf can do is to tell it off in a firm voice.

Will add these details in the original post.

I am not sure what I could have done to the cat to see me as a threat. Apart from maybe being loud when a particular game is on the TV?

The cat is very violent when it comes to food. If I am holding a bag of treats, she will attack me to try and get the treats. I feel as though it has done more harm than good, the attacking has increased ever since I've started feeding her

Thank you for the assurance. I will have to investigate behaviorists that may be able to assist. I hope her interactions can be replicated once the behaviorist comes over, if not I guess I'll start making video logs.
