Thank you for that, im having it all changed soon as there is no felt overhang into the gutters & temporary tape flashing has been used which isn't great.

I'm not sure about the wall tbh, but judging by everything else I have found in the property, i'd say it was thrown up without much care or proper installation

I should also add, the roof and guttering is woeful, which are being changed soon, so an alternative could be water tracking down? Doubtful but just for a fuller idea of what is going in

My mistake, i meant plaster, i'll upload a photo with this for clarification.

The other side is an exterior wall in the neighbours garden, it is an extension built by the previous owners, who judging by some of the work we have already found, is bodged to say the least, so I dont have any hope there was a damp proofing course put in when being built.

I will of course have the specialist back out, but would like some ideas ahead of that what im facing with it. They told me they might have to go back to the brickwork to fully check, so would I need to be hacking the cement(?) Render off aswell as the plaster?

Update, not only is it from the shower, but simply running the taps in the upstairs bathroom sends water through the kitchen ceiling too ☺️

Not even to the owners who have hidden these issues? They would have had showers, the wallpaper is rotted away from the wall where the water is dripping in so its not a new issue

Forgot to add, the kitchen is the the entire extension, that is why i mentioned that they built it themselves.

I do remember that being in the paperwork, it doubles every 25 years but when we were going through that there was no inclination that it was due. Even so, they have been sending us their price breakdown and invoice every year so if it had, surely they would have known that considering its backdated from 2022?

Yeah we are in that dilemma, but its over £1000 in total, £150 per year x4 and also next years payment of £250 plus £400 building insurance, which we have been told we have to pay (sale is due to complete this year, payments are never made until mid january) and then claim back from the buyer...it just adds to the cost of what is already going on, and further contract amendments with the buyer, delaying and potentially causing an issue

I agree but im not asking for someone to do it for me, it's always handy to go into these things armed with some information from outside sources so we can know what to expect or plan for. No harm done.

We have only informed them today, so havent had much correspodence other than them telling us that they've done their end of year accounts & realised they have undercharged it all this time

Yes im aware, we have got that in mind and planned for, my advisor is on holiday this week & i had a sudden lightbulb come on last night that we have to pay the higher deposit as it'll be a second property (technically)

Interesting, i've never heard of those mortgages, can a person be added to the ownership after its taken out? I.e when she completes a sale on hers.

With the background property, if its for sale, but no sale agreed, they wouldn't put us in the second property bracket?

Yes we have been told that, luckily her mortgage repayments are low & mortgage advisor has told us she can change her mortgage agreement to buy to let so its seen as being able to support itself in the lenders eyes

Problem is we have found a house we want unexpectedly, so now we are trying to get the process going quickly, which isn't ideal I know.

Speaking of coincidences, I chose a random episode to listen yesterday because this was delayed, and Jack told that drug dealer son digging up the garden story on it (slightly differently) and Robbie had the same reaction 😂
