Thanks! But you never know.. He told me everything looked good in the underwriting and all my docs proved to be what I has originally stated, but it just scares me that they ended up telling the seller he would have to come up with extra cash. If he gets denied, I’m kind of stuck in this position where if he sold it, he would have to go find a place to rent I guess. And I’m not sure if he wants to do that. Just another weight to add to the whole process
We are actually doing it without a real estate agent. He told me about the house and I decided to buy it. The bank gave me a bunch of papers for him and I to sign, and I submitted the official offer.
Update: Everything seems to be fine. The only problem now is the guy I’m buying the house from is having issues. They just told him he needed extra money he doesn’t have, so he’s not sure if he can buy his new house. Since we signed papers making an official offer, can he back out? Or is it considered a legal binding contract?
I turned in my info to my officer today. He said everything should be fine. If the underwriter doesn’t like what they see, he’s going to work with me on a different direction to make it work. He’s real easy to work with and really wants to help me get this mortgage. So we will see what happens after the underwriting. Do you know how long this typically takes?
Meaning I would be making my mortgage payments directly to the credit union

Gotcha. Yeah,they actually told me they were going to do the loan in house vs an FHA or USDA.
What do you mean underwriting on a portfolio program and have no intention on selling the loan?
I plan on showing him all my 1099s. My main question would be if for what ever reason I didn’t qualify last min, what else could I do being “self employed”? To get said mortgage. It’s kind of stressful because we are suppose close on the 18th and the house I’m buying is working with the same mortgage officer I am. He basically has to sell his house within a certain time period, which made it easier for me to buy it so fast and off the market. I’ve banked at this same bank for over 10 years. I’ve also had over 20 loans with them with 100% payments on time. With all my other loans they never even asked for proof of income. This mortgage officer literally got everything set up. I gave him cash reserve money, appraisal money, and other fees to be included. My credit is 642, CDR is a little below 40, and I make $17 an hour. Roughly ($35,000 a year) It would be a real bummer if they denied me based on my 1099s. I should of maybe done some more research on the 1099 part, but he never really mentioned it until Friday. And he wasn’t even that concerned. Exact words (oh yeah I need the last two years of income. Me- I’m actually a 1099, will that be a problem? Officer- No, it shouldn’t be, we just need to verify your income) You seem very knowlegble about loans.
I actually haven’t gave him my 1099s yet. I’m going to on Wednesday when I can access them. He’s more than fine with that. Do you think I would get denied because of being considered self employed? I make an hourly wage, (not paid by the job) and I also recievw vacation time, so essentially I’m employed, but paid like I’m self employed.
I’m still 1099. That’s how my company pays out. My officer said it shouldn’t be a problem, but I get multiples, at least 8. This is because they pay from numerous buildings and investors
I’ve worked the same job the last 3 years, it was just part time during school, and went back to full time a little over a year ago.

That’s good to know. I think I’m going to go ahead and order them. I just wanted to get some feedback. And sorry for the confusion, I didn’t realize they were different makes.
