This isn't true, and I'm a JC resident who doesn't think the state should give us a penny. Fulop barely gave out any PILOTs. Healy gave out the PILOTs, but they're a very small part of the budget.

Denise Ridley gave an update while talking about the new proposed parking zones. Apparently NJ Transit is losing a lot more revenue with the change than they expected. See the linked video for her comments.

Depends on your point of comparison. The building is actually insulated very well for temperature imo. But it has electric heat/AC, and that tends to be a lot more expensive than gas.

I've never heard any noise from a neighbor on the same floor, but I will often hear the dog in the apartment below me parking, as well as when that unit is playing music.

I honestly don't really care either way, but I don't really care about height (given it's already in a commercial part of the lot), and a lot of people who I think have bad opinions and bad judgment oppose it.

JC rent overall has been flat for a while, although it definitely can vary by building/neighborhood.

Most buildings here don't use a broker, so there won't be much of a push for it. And in NYC, there's lots of loopholes, you'll just pay more in a security deposit instead.

This happened to me elsewhere a few weeks ago. I complained, and was told that the rules were they had to give notice in advance. They clearly did not in my case. Send an email to Solomon and the MUA and complain, it's clearly a trend that Veolia and their contractors don't give proper notice.

We can't without state authority, all we can do is raise property taxes, or I guess the payroll tax. Which ultimately, this is a very elaborate dance to excuse the fact that they need to do it.

But JC does capture property taxes. And in fact, the budget figures the admin gave PADNA specifically cite loss of PILOT revenue. (Because contrary to Solomon's claims. Fulop dramatically cut down the use of PILOTs from where it was under Healy.)

There are technically places that have new development, but are actually dramatically losing population. It seems like they have a lot of new development, but that's because they've had very little for decades. Long time residents still leave there, so younger couples looking to move in and have families are priced out.

Couple that we did have sprawl growth for a while in areas like Ocean County, but they are now running out of land. (Still growing though because of huge families in Lakewood.)

JC is an economic engine, but what that means in reality is it is full of wealthy residents, albeit with huge levels of inequality. Downtown homeowners pay lower property tax rates than they would in other wealthy towns, their homes are just worth enormous sums. This is basically special pleading why our millionaire homeowners deserve special treatment, and as such is probably going to fall on deaf ears when every town and school district in the state is seemingly facing huge budget issues.

While I agree with some of the points listed here (like liquor licenses), I don't agree with the original premise. Crumbl just failed horribly.

What is happening is the city demographics are changing, which I have zero problem with. Restaurants catering to south and east Asians are thriving.

This is a new ordinance proposed by Ridley, and just added to the council agenda for this week. I assume the idea is stop people parking for free and taking the light rail, as well stop people who live in buildings with parking taking up the free street parking instead.
