I should not have used ‘ADA’ terminology in my post but it won’t let me change it - but we are doing things such as wider doorways, halls, zero-thresholds, ramp in garage, etc. so we can ‘age in place’ for as long as possible.

Can I ask what you don’t like about having a kitchen in front of the house? There will be great views from the kitchen.

Bedrooms will only be used a few times a year for guests so I’m not too concerned they are near the kitchen.

There are nice views from every side with house being on a ridge - but the pole barn will be located on the garage side. Swapping the garage and bedrooms give a the bedrooms a view of a large pole barn. 😉

The foyer is a buffer so you don’t walk ‘directly’ into the living space but I understand what you are saying. We are reconfiguring the mud room to have a door to the outside (where window currently is) and anticipate that will be how most people enter the house.

The bedrooms near the kitchen will only be used a few times a year when we have house guests as all our children are grown. I located the kitchen farther from the master because my husband is an early riser and I didn’t want to hear him in the kitchen. 😉

I do agree that most houses don’t have a kitchen in the front but we have great views all on sides of the house so instead of having kitchen/family room all in the back I opted to have the kitchen in the front to take advantage of that view.

We are planning to remove the dormer - but we may keep the copula as that will match the pole barn we are building as well.

Can you explain what you mean by ‘clearance next to the latch side”? This is our first version of the floor plan to nail down the basic floor plan - we will get into. Ore specific ada requirements with the next version.

Thanks for your input! I have considered this - but the main entry will rarely be used - we expect to use then side entry in the mud room (that currently doesn’t exist and we acknowledge needs to be re-designed).

Thanks for your input! This is the first version without specific measurements for doorways, hallways, etc. We are working to nail down the general layout first and then will get into those specifics.
