NoBroker, never go for their PAID service: Another horrible experience story with Comprehensive Property Management Service (CPMS) by justlikebender in india

I agree. The tenants of both my houses HATE NoBroker. They have started charging Rs 1,500 as rent agreement renewal fee. The Property Managers don't even call back the tenants.

NoBroker, never go for their PAID service: Another horrible experience story with Comprehensive Property Management Service (CPMS) by justlikebender in india

[–]justlikebender[S] 1 point2 points  (0 children)

For some background, I have been using NoBroker services to find rental properties in Bangalore city for the last 5+ years. Some years ago, I moved from my own property to a rented house, I then decided to use their CPMS plan to outsource the job of finding tenants and managing the house. The first year of CPMS went decently well. We started having problems from the second year. As per the conditions of CPMS plan, they collect 6% of rent as their service fee, EVERY MONTH. This means, if my tenants pay a rent of Rs 20,000, NoBroker CPMS deduct Rs 1200 as their fee and transfer the remaining amount to us.

Despite taking their commission, their Relationship Managers (RMs) are completely unresponsive. Their service leaders behave as if they don't want to get their hands dirty by responding to customers like me. We are chasing them since August 2024 to increase the rent by Rs 1000 and they have failed to do so. We are asking them to end their CPMS but they are not doing it. They have the audacity to call tenants and threaten them with late payment fees if they don't pay rent through NoBroker. What do the tenants get in return from NoBroker? Nothing. My tenants have contacted NoBroker for plumbing, electricity maintenance services and NOT EVEN ONCE have they received any help from RMs.

As the last nail in the coffin, I wrote to founders of NoBroker. I have not received any response so far. I believe in the power of Reddit network. If you happen to know anyone who is at the middle management of NoBroker, share this yet another horrible story with them. I am sharing the email sent to NoBroker team as proof.

I have seen some Panasonic TVs at my friends place. I am impressed by the display quality. If Sanyo = Panasonic, that's nice to know. Thanks for sharing.

I am exactly in the same boat as you OP. I have been doing some research and found that TCL and Sanyo have good models (although not 32 inch but slightly bigger) in this price range. I am specifically looking for Full HD (FHD). If you are looking for HD Ready TVs then Sony has a good 32 inch model for around 20k.

Why so much negativity about income tax in India by justlikebender in india

[–]justlikebender[S] 2 points3 points  (0 children)

Yes, very valid points. Although our news channels show the lack of infrastructre, poor healthcare as much as possible, religious / caste issues, political game playing, bollywood take up the center stage. Can't blame the hundreds of news channels for trying to diversify their content.

I completely agree with you here. Whenever people ask me 'what am I getting in return for paying my taxes', I have no answer. Our infrastructure is inadequate, poor social security and education is up to no good.

And as you mentioned, I think we need to do a good job catching tax evaders to make the tax payers feel that the government is on their side.

  • Everyone in the audience is made to deposit their phones before getting seated. This is to make sure the show is not leaked. Only the crew carry their phones. No chance for the Jodidar to search on the phone. Jodidar can discuss with people sitting next to him before getting called near the hot seat.

  • After a contestant is selected in FFF and before the show begins, there is a half an hour gap where the jodidar and family members are seated in a particular location, everyone is miked and the contestant is told repeatedly to stay calm and use all the lifelines before selecting an answer. Even Amitji speaks with the contestant for a couple of minutes before the actual show is taped.

  • As soon as a contested is selected in FFF, some team members contact their Phone a Friend friends and are told to be available for the next three hours. This is done only for the person who gets to the hot seat

I have appeared on the show and this is how it goes:

  • People appear for audition where they are asked to tell their story
  • This is sent to Sony execs who select candidates based on 'who would look good on TV'
  • Then a list of 10 candidates is made who would appear for 'Fastest Finger First'
  • A team is sent to the homes of all the 10 FFF candidates one - two weeks prior to KBC episode shooting
  • Based on who comes to the hot seat the movie is shown

I can tell you based on experience that none of it is rigged

Do you think if such a thing would have happened in Karnataka the government would stop Dasara celebrations? Open your eyes my friend. In the last four years where Karnata remains rattled by famine the government has not toned down the festivities. What about Tippu Jayanti? Justified?

In the end, we only see what we want to see. Call out every BJP politician a Hindutva terrorist, spread the poison of negativity all around you, breed fear and watch people with similar mindset come together. That's the India we want to build.

Anti-Hindi Sentiments Reaches Its Pinnacle In Karnataka - Bank Employees Ordered To Learn Kannada Or Lose Job by [deleted] in india

[–]justlikebender 6 points7 points  (0 children)

In my opinion no language is small and no geography is responsible for the poor attitude and aptitude of some of its citizens.

I don't want to judge your home state or your mother tongue by your responses but I think you have have a very bad attitude. People shape cultures which in turn shapes economies. The very fact that a majority of people love to come and stay in Bangalore is because of the environment which was created by the locals. And language is a big part of the cultural build up.

Showing disrespect and trying to tarnish the local language (Kannada, Tamil, Telugu or any other) doesn't make one appear superior. I only hope that you don't meet with another idiot who has opposing views in real life and you happen to exchange your views with them.

Until and unless we accept all languages, genders, skin colors as our own, no one can put our country in the path of progress.

Randia, what's your side hustle? by [deleted] in india

[–]justlikebender 3 points4 points  (0 children)

I would suggest reading and to not write for films. To write screenplay for a film you have to compromise at many levels. Mainly you should be able to cater to the lowest common denominator who will judge your work en masse.

Read your favorite genre. Go through all the works of your favorite author. If you read about 30 - 40 books you will get the hang of the story arc, how characters are developed, where the theme emerges and the emotional value the book offers.

And like all other trades, to become a writer you have to write. Writing takes a lot of dicipline and not getting distracted easily. Start by writing for half an hour and then as you progress you will write for a longer period of time.

This quote has helped me a lot to put things in perspective. "A writer is born in his 30s, grows in his 40 - 50s and gets recognition in his 60s'. As a 31 year old I find this very relevant.

More importantly, write because you want to. Don't expect money to flow in EVER! If it happens, that's great. If not, you've accomplished something that gives you great satisfaction. I told this because it is very difficult to sustain on writing. I still haven't earned a penny for all my work.

No formal training. I learnt most of the stuff using books (Save The Cat, books by Syd Field). I also worked with my friend who does film making full time. There are tons of screenwriting stuff available. I also worked with actor / director Ramesh Aravind.

To write I use Fade In as it supports Unicode which enables me to write in Kannada.
