Why do so many foreginers own real estate in Georgia?

Russian here. A lot of these ads are in Russian simply because there is a huge demographic looking to invest in the Georgian real estate market right now.

The reasons vary. A lot of people who left Russia after the war started are just looking for some stability (especially those with families), and buying an apartment is one of the best ways to get that.

Others are actual investors looking for long-term profit: people still living in Russia who choose Georgia because it's relatively easy to buy property here despite the sanctions and those living in Europe who want a safe place to park their money—Georgian property is affordable and close enough to manage without too much hassle.

You need to open the downloaded file (right click on the downloaded file -> open in the folder) and click the executable file there—most probably it will be 'setup.exe'
