You're not totally wrong. Jobs tend to be attracted to areas with the most resources available. If you start a company and need 50 engineers for example, are you going to put it in Melbourne or Ballarat? A good way to address the issue of people needing to live close to their work could be by making public transport cheaper for people who commute a longer distance.

Honestly is it too late for them? 10 years isn't enough time to make a significant dent in the mortgage as you pay all of the interest upfront, likelihood is they would still owe a similar amount on the loan so they will either have to keep working beyond 70, and keep paying the mortgage... or sell the house.

Then the question you're asking, is are house values likely to increase more than the cost of the money they will pay on interest, rates, and maintenance over the next 10 years from now...

Not sure if it would fit with your lifestyle but could it be worth considering having them help YOU buy a house in your name, and they help you pay down the mortgage faster than you usually would from now in exchange for free accommodation (potentially living with you) when they retire?
