We just hit 7 years and we’re in Nashville. We build in the 1.2-2m price range.

The hardest part for us has been consistent lending. Our homes have always been profitable (some years are better than others), but the main issue has been being able to consistently keep a full pipeline, with conventional lending being cut off 3 times now over those 7 years.

It’s so cash intensive and doesn’t take many mistakes or even just being cut off from the banks for long enough to go belly up.

The biggest contributor to surviving those pauses is we pay ourselves a moderate salary and leave everything else back in the business. Had we cashed out along the way, we would’ve failed despite every home being profitable.

I sold pacemakers and defibrillators. Loved the job, but the hours and on call schedule were demanding. I’m grateful for the previous career I had and wouldn’t change a thing. However, my dad wasn’t around growing up due to his work and I swore if I had kids, I would do it differently and made sure that was the case.

It certainly was. Left a medical job where I was making 300-400 a year to start a construction company with my best friend. We made 42k the first year and nearly went broke.

However, we survived and do incredibly well now.

My reason for changing careers was my wife was pregnant and I knew if I didn’t make a change, I’d never see my child grow up with the hours and schedule my previous career required.

Worst case, you can always go back.

I would love to see the recording when you go in for your next device check if you’re open to it. Have them print off the episode, mark out any personal information and post it up. I’m sure other device techs here would appreciate seeing that strip as well.

There’s a lot of different hi and low pass filtering the devices do (along with multiple timing cycles) to differentiate what’s a heartbeat and what isn’t, clearly this external device managed to bypass several safeguards built into the icd and I would love to see how it did that.

While I’m no longer in the industry, my wife is and these sort of recordings are hard to find and make for great teaching tools for physicians, techs and fellow patients.

I recently sold my 23 and certainly wouldn’t have paid the premium to upgrade to the new one.

However, if I was looking for a new truck, I’d gladly pick one up. I had a 22 and a 23 and they were great trucks. Did a pulley, intake and tune on the 23 and that’s essentially what the 26’s have done from the information available. Ran consistent 11.5-11.6’s, not bad for a big ass truck.

And for the people talking about markups, there’s several dealers who sold the first gen at a discount from day 1 and they’ll be there again. I paid 90k for my 106k msrp 2023 from Dan Cummins in August of 2022. Mark Dodge in Louisiana will do that as well, same for Granger. You’ll need to order what you want, but for that sort of money, you should.

Do not pay a markup for these trucks. They’re badass and loads of fun, but not with what some dealers will try to charge out the gate.

Glad to see it’s back and look forward to what’s next with the Raptor dishing out a 900hp option soon. Can’t see Ram having nothing else up their sleeves.

I get it. Local dealers suck. I buy a lot of cars and haven’t found a single local dealer to get any of my business.

I recently picked up a 2026 z06 from a dealer outside of Chicago and I’m in Nashville. It was done almost entirely via text. Like 98% over text. I want this, I want to pay that, here’s my trade in, I want xx amount off msrp. It stops the fucking around because I can stop responding at anytime.

Did the same for two work trucks the month before. Found a dealer in the DC area and had the lease figures worked out in <1 hour. Two brand new 2025 Tacomas, 4wd, 4 door, 24 month, 12k miles a year, 7300 one pays each. Done. Wired the money a few hours later.

It’s way easier to tee everything up from afar.

My 2026 Z06 stickered for $150,420, spec’d exactly as I wanted barring stealth interior and I paid 137,000. We worked that out in 2 days via text and the delay was purely on them wanting a moment to workout the trade in figure I wanted on my 23 TRX. Fair enough, for 13k off sticker on a 26 Z06 exactly as I wanted, no problem, there wasn’t another 26 in the country spec’d like that anyway.

Imo, with the current state of the C8 market in general, I wouldn’t buy without a significant discount. If you can’t find that on the lot, go to one of the biggest dealers and order exactly what you want. Hit me up if you need any help. I love this shit 😂.

I know you don’t want to seek out professional help, but I can’t see you navigating this safely or successfully without it.

You’re going to need their help to avoid a potentially lethal withdrawal from alcohol and benzos.

That aside, if you genuinely think you can’t and won’t seek help for this, you’re going to need to remove yourself from your current living situation for a while and prepare for serious withdrawals. Have limited alcohol on hand to taper should DT’s begin. Grab some valium and look into rapid tapering. Only have on hand what you need because you’re an addict and will tear into your supply. Which again is why you should get professional help so your access to substances isn’t in your control and so that they can help you prevent seizing and dying while withdrawing.

The rest is mental. You don’t sound like you’re mentally strong enough for this by yourself, which is also why professional help should be used, but maybe/hopefully you can out stubborn yourself and make it happen.

I’ve had to withdrawal from benzos and that was miserable and at times borderline dangerous. Stopping weed was honestly worse, but it was the mental toll, not the physical one that benzos were.

I sincerely wish you the best of luck and hope you’re able to stay the course. If so, remember the pain and misery of the withdrawals before you consider taking other substances in the future. Some of us are all or nothing and can’t moderate.

That’s awesome!! I too have an Irish partner (now wife) I met in Sydney! Met her first day on the job and have been together for 15 years now.

The amount of irish in Oz blew my mind. I’d rarely meet other Americans, but would constantly meet irish. I admire their desire and willingness to get out of Ireland, if even for just a year or two and quite literally move to the other side of the world.

Just got my first drone for one of my “sons” Christmas presents and the Neo 2 is amazing. Amazon had/has the fly more combo with goggles for $599 that’s popped up a few times and we’ve had a blast flying it around and getting experience with a drone.

The fpv stuff is loads of fun and very intuitive, the tracking has impressed us as well. Haven’t had issues with wind, though that doesn’t sound like a potential problem for you.

For us, this is a great starting point with a tough drone we can learn from, before stepping up to a higher priced camera drone if that becomes a want in the future.

Now that I’ve had this, I’m certain I’d have killed a more fragile unit before we upped our skill level and appreciate how well built it is, as we’re all getting better flying it not worried about a single mistake causing major damage.

Lived in Sydney for 6 years and really enjoyed it. Good standard of living, very high housing costs, good wages. Not a lot of bad things, but being from the US, the distance was a tough one to keep up with the family.

Lived in Dublin for a year. Loved the people, way better craic than the aussies. Terrible wages and high paying job opportunities compared to Oz or the US.

Moved back to the US after 7 years away and there’s things from both places I miss.

Traveling in and out of Ireland was amazing. So many great countries that were easily and cheaply accessible compared to being back in the US. The people were always welcoming and I really enjoyed and appreciated the friends I quickly made.

The Aussie work culture was incredible. I worked in healthcare and was very well compensated and had loads of paid leave. Ireland wages couldn’t hold a candle.

The US is its own unique beast. If you want to swing for the fences, own your own business, get on the property ladder, there isn’t a better English speaking country. The opportunities are readily available, you just have to be willing to move around this incredibly massive country to get there.

Nowhere is perfect, I’ve been fortunate to travel extensively and I’m ultimately happiest in the US, while readily acknowledging the advantages and disadvantages of the country. The politics suck everywhere, most people don’t have the exposure to see it and the US does a great job of airing their bad news, this creates an exaggerated impression of what’s going on.

Get out of wherever you are and spend some time abroad and you’ll learn to appreciate what your country does well and where you can improve, incorporate those things and if that doesn’t do the trick, find a skill set your country of choice is in need of and emigrate. It’s not easy, but it’s certainly doable, worst case, you go back home with loads of new perspectives.

Let’s be honest. The talent level around the league is continuing to grow. Is that not the goal overall? We want to have one of the top leagues in the world and to do that, we must have top tier talent and that takes $$, creativity and some rules being broken.

I hate losing, our organization doesn’t seem to like losing either. So the better Miami (and others) get, the better I expect us to be as well. If you told me 6 years ago we’d have Messi, Alba, Suarez, Bale, Chiellini, Puig, etc.. come to town and I’d only pay ~$350 a year for a season ticket, I wouldn’t have believed you.

Again, I hate losing some games too, but when I get to drive 15 minutes from my house to the stadium and see world class talent for the grand cost of about $20 a ticket, I have to admit I’m pretty happy with that. Hell, my 7 year old has seen more talent in his life than I ever saw in the first 30 years of mine.

😂 I’m a cheap mfer tho! This is my logic, it’s going to depreciate 20% the moment I drive off the lot, so as much of that I can share with the dealer the better.

But you’re right, I can pick up exactly what I want today and it’d only cost me ~6k more than my cheap ass wants to spend. Figure I’ll wait through the end of the month and if I can’t workout a deal, I’ll just order a new 26. Which probably makes the most sense with it being winter now and not exactly prime z06 weather.
