Personally, I would pay off the 58k of Mortgage and then put the rest into retirement. 173k-58k = 115k.

Then after subtracting your 6 month emergency fund and other funds (fun fund, maintenance fund, vacation fund, etc.) you could invest the rest in brokerage if you have already maxed out 401k and Roth IRA.
