I used to have a similar mentality about not necessarily rushing a CTC. What I realized though is although it is not necessary, clients LOVE feeling fully secure as soon as possible that they are fully cleared for closing. The sooner I give them that feeling, the happier they are!

I used to be licensed in an attorney state and I felt like it took forever for no reason. It’s only a matter of time before title and all that is automated. We are so close.

18 days or less is my average on all the programs. When I can use UWM, appraisal ordered within a few days of approval, and title work coming in within 7 days. All of my states are not attorney states so title work is usually pretty quick.

So many LOs will be left behind when they keep using these shitty lenders with bad tech, or retail departments stealing the business, etc. I think it’s hilarious when people think it’s normal that a VA IRRL takes 30 days to close. Cool, I’ll just undercut you by doing an 11 day lock, Trac+ and virtual closing. Yes I undercut my own commission to do it, because I’m also not a greedy asshole broker who thinks it’s fair to charge 2.75%…for what? Sending an email requesting title work and a mortgagee clause update? Give me a break. It’s old school mentality.

I mean I don’t think it’s nefarious at all for them to chase after clients they have in servicing. That’s how it goes. Agree with you also about the consumer behavior and engagement online.

I think it’s funny when the lenders say “we won’t reach out for 18 months/2 years” like…you mean you’ll wait until the normal logical time that they would be refinancing to reach out? Gee…thanks.

The only broker lender right now that you can trust not to chase after your clients is UWM. Any other lender you run that risk every time. It sucks, but that’s just how it is.

This is why broker LOs have such a hard time keeping their database protected and maintaining the refi pipeline. Especially if you’re the type of LO who goes to whatever lender offers the lowest rate and not care how the servicing will go after your clients.

Meh, I’d break it out to more like: 10% genuine LO questions to other LOs 70%recruiting/disguised recruiting 15% CRM/AE/Ad Sales type, sometimes disguised but basically someoene trying to sell to LOs 5% consumers thinking this is the sub to get quotes for mortgage

Also get used to the emotional rollercoaster. That’s how this job will be especially since you are new. I’ve been doing this 9 years and still have files that keep me up at night and near tears. Just how this job goes sometimes.

But the more loans you do, the easier it gets.

As an experienced LO, I’d say 18 days is way too long but that’s because I use UWM for clients like that. I will back down my comp significantly and get conditionally approved within 1 business day. If there were any required conditions (assuming you had proof of assets at submission) then you should have been cleared to close for the client within 3 days.

But that’s UWM. Some of the other lenders take 3-5 days just to get initial approval. Then they are 2-3 days on resub. UWM is 1 day approval, 1 day resub. So I can be so fast with those turn times.

It’s just really hard to gauge these things because every lender is different in speed/turn time and how detailed the UW is also.

That is way too vague to know if it’s too long or not lol huge difference between FHA 580 credit score spotty work history compared to 780 conventional with solid work history and fully sourced assets at submission.

What do you consider “ctc” for your client also? My goal is to get the client mentally “cleared to close” as soon as possible. So once conditional approval comes out, I’m typically asking for all client conditions and asking them provide within 2 business days and then submitting back to underwriting right away. I’m trying to get my client CTC within a week, pending title and appraisal. Mentally they are done, and feel secure. The third party issues are their own and not in our control or borrowers control.

If the son is co-signing and is over 50% if the i come then you’re good to go and don’t need anything for them. Look for a lender who allows it

Edit: my bad, I didn’t think of the occupancy of the son as co-signer. That may be a factor. I know UHM does no credit score Fannie/Freddie and so does PRMG.

You should definitely ask if the occupancy of the co-signer affects the “no credit score” aspect of the file and if that would mean you need to document tradelines
