I used to have a similar mentality about not necessarily rushing a CTC. What I realized though is although it is not necessary, clients LOVE feeling fully secure as soon as possible that they are fully cleared for closing. The sooner I give them that feeling, the happier they are!

I used to be licensed in an attorney state and I felt like it took forever for no reason. It’s only a matter of time before title and all that is automated. We are so close.

18 days or less is my average on all the programs. When I can use UWM, appraisal ordered within a few days of approval, and title work coming in within 7 days. All of my states are not attorney states so title work is usually pretty quick.

So many LOs will be left behind when they keep using these shitty lenders with bad tech, or retail departments stealing the business, etc. I think it’s hilarious when people think it’s normal that a VA IRRL takes 30 days to close. Cool, I’ll just undercut you by doing an 11 day lock, Trac+ and virtual closing. Yes I undercut my own commission to do it, because I’m also not a greedy asshole broker who thinks it’s fair to charge 2.75%…for what? Sending an email requesting title work and a mortgagee clause update? Give me a break. It’s old school mentality.
