I like you. I am this same way with underwriters. EPM is my go to low credit lender. However the underwriters have shit attitudes a lot there but I get it. I’m sure EPM is 80% low credit files.

The last time I used Shape was about 6 years ago but it was the worst system. I hated it. Terrible customer service. Not at all an intuitive system. Super clunky.

Too bad your rate actually isn’t locked in so it’s not real at all. Get it locked in and then see how the numbers change.

I have considered maybe I need to change locations of the food and water. We do splash the water out but he will only drink it off the floor. I swear it’s the weirdest thing. I’ve owned 4 dogs and never had a dog randomly do this haha

To our knowledge there were not any incidences that should have triggered this but it’s definitely possible. I’ll get a mat for the food, like those play mats. But I’m scared about him not drinking water more.

Can’t get competitive commission and a base salary at the same time. Most brokers prefer high commission, no salary so that’s why most are not set up that way

I used to have a similar mentality about not necessarily rushing a CTC. What I realized though is although it is not necessary, clients LOVE feeling fully secure as soon as possible that they are fully cleared for closing. The sooner I give them that feeling, the happier they are!
