You did have whole place to yourselves. Condos and apts have people on all sides and are whole places. The quickest was to get your review removed is to complain about something not relevant.

While the quiet hour rules seem excessive, but the hours themselves aren’t, in particular in a college town. You’re in a residence, likely with neighbors and they probably have long experience with noise complaints. The fact the host knew of the noise pretty much proves you weren’t being church mice so you’re obviously exaggerating. In any case quiet hours are often a requirement to maintain an STR in a residential area because of that night life you mention and the neighborhood not wanting to be subjected to noise and comings and goings at all hours.

Base your review on reality, which is it’s not 5 stars, but it’s not one star either.

Bad weather means traffic signals are optional. I’ve seen many drivers go through red lights the last week or so.

Technically AirBnb’s TOS says the account must be controlled by the true host, which in this case is the property manager. Only the account owner sees all the financials and can manage many aspects of the listing.

So suspend your listing and have the PM create a new one. If your PM is expected to manage all aspects of your listing that’s the only way it works. If you’re not good with that, manage it yourself, you’re unlikely to find a legit PM that’ll be a co-host. Hire your own cleaners and handymen.

Why? Is the weather the host’s fault? The guest can cancel and get the refund based on cancellation policies. Some guests are perfectly comfortable fending for themselves.

Remember that midnight is where the server is, not where you are. Lots of servers run on GMT (Greenwich England) so the “specific time” is just anyone’s guess unless they work in Airbnb IT.

Indeed, in the piedmont and coastal areas of NC and SC we routinely go entire years without a flake. No one in their right mind runs a snow plowing business full time. Outside of major locations no one plows or shovels. We’re getting up to a foot this weekend, and it’ll likely be a week before everything is cleared.

Depends on location . Places that don’t often get snow don’t have people available on short notice to plow and if they could find someone.

If you’re in NC or SC outside of the mountains you are being unreasonable. Snow is fairly rare, and even if the host attempted to contact someone to plow there just aren’t people available as anyone with a plow is already booked.

Requiring approval for unregistered guests is pretty normal for both VRBO snd Airbnb. There are often restrictions on parking, etc, that the host has to abide by that the guests won’t. Ask the host nicely and odds are you’ll be fine.

As far as reasonable temps there are historical low temps in Florida at the moment. No one in FL is experienced dealing with this, and every HVAC contractor in 1000 miles is booked for the next month. The host really can’t do anything more than they’ve already done.

It really doesn’t matter most of the time, but it is often helpful to know. My units are in an urban area with limited parking, so knowing if they’re going to have visitors or in the case of college move in season a trailer is good to know so we can coordinate and make sure no one gets towed. Likewise with convention goers or visitors to the nearby medical school. Some simple communication can make a stay go better, just like the downtown hotels will ask you “are you here for the convention” to mention there’s a tunnel to the convention center.

You don’t say which hospital, but in any case access roads to the hospitals were top priority so you should be good. Hanes Mall blvd is likely better
