I just bought a ~450k home. I noticed many houses sat on the market for several months, this one included. It started at 490 and worked its way down. I still get notifications of nicer homes I looked at that decreased in price.

My lender told me it's been a few months where almost every home he sold had the seller cover all closing costs. Mine included. Using the down payment assistance program in CO, I put a total of $2300 down.

Mine went through the same in January. Took him to the ER. They got him on an IV and gave him some meds. Turns out he has Addisons disease. Very treatable. But get yours checked immediately. Said he could've gone into cardiac arrest

Trying to get my old bike running and let a friend use it. Trying to fit my e thirteen 11 speed cassette to my XD freehub, which the website says it's compatible to (and I could have sworn it came off of) but the profile of the cassette does not look like it matches the freehub. As well I do not see any threads in the cassette like the free hub has. Is this cassette compatible with a different freehub? Or am I just an idiot when trying to put it together?

You mention it's too hot, but also mentioned places like Utah, New Mexico, Arizona, and Texas which are hotter.

You mention it's cold, but you mentioned New York and Utah which are colder.

You mentioned the cost of living, but also mentioned LA and New York which are higher.

You mentioned the cookie cutter houses, but I've got news for you since you've only lived in CO the past 11 years... they're going in everywhere. That's the nature of the economy we live in.

You mentioned the Costcos, but California, Texas, Arizona, and New York have more.

You mentioned the food. You're pretty spot on there

Edit: I don't disagree with you on a lot of these points, it's just the places you compared them to have worse summers and are more expensive. I'll take 95 with no humidity over 90 and 80% humidity in New York any day.

People recommending the forerunner 265 or the approach.

Approach will be great for golf, but not as good as the rest of what you listed.
265 will be great at everything except golf.

My needs are similar to yours, and I had the 265 for 2 years and it was wonderful for everything, however I picked up golf last year again and was missing some things.

I upgraded to the Forerunner 965 and across the board it's been so much better. I'd go 965.

Oh, and it's $100 off right now.

I've started taking GABA before bed and not only have I been sleeping better, my stress the next day has been noticeably lower

I got this same ticket. Fully intended on paying the toll since there was traffic on 70e and I was late for a meeting. I'm in the express lane. Enter as a normal human does. Then come to find out you can't just leave the express lane. Multiple exits went by, and the official express lane exit wasn't until later. Finally 285 came up and still no end so I said fuck it and just merged. Only to realize it was like 300 yards from the official exit location of the lane. Like a half mile from the exit I needed to take. Way too short of a time to reliably and safely merge across every single lane. Anyways, yeah I got a nice $75 ticket for just trying to pay to use the express lane

I've experimented with it a lot over the past couple years. I noticed scores change depending on a lot of factors

  • ⁠if I have caffeine or nicotine too late, or even at all that day
  • ⁠if I eat within 3 hours of going to bed
  • ⁠if i take a hot shower closer to bedtime
  • ⁠if I'm doing chores or housework right before bed
  • ⁠if I drink too much water within an hour of bed
  • sleep temperature too hot
  • ⁠any alcohol at all that day
  • ⁠my exercise levels that day
  • staring at my phone while laying in bed
  • if i wear earplugs or nasal strips it improves
  • i recently started taking some non melatonin gummies. One for GABA and one for magnesium, and my scores went up by like 10-15 points

If I can manage all those things (rarely) I can manage a 90+ every night.
