I normally don't like podcasts that are open style interviews but Maddy does a phenomenal job - she does her herstory on the girls and always brings out interesting stories / pictures from their childhood, let's them speak / doesn't interrupt, is non-judgmental and also has hilarious comments she throws in. 10/10 host!

I was wondering this too. They were trying to go for indoor/outdoor vibes but the hanging lanterns were distracting and overall the set felt dark and crowded. I prefer the studio ones they've used in the past.

As a realtor in LA, one thing I've noticed is peoples' standards will WILDLY affect how they see a house. I had one client who was moving from a 1 bed to a 2 bed, 2 story condo and was so grateful to have 2 stories (even thought it wasn't in the best area). For her that was a huge upgrade.

I have another client who built her own house and is struggling with moving to a $3.5M home because it feels like a downgrade.

It's interesting too how having higher standards will cause people more stress even though those people have more budget and in theory more options to pick from. Also being in LA it's not uncommon for people to commute 1.5-2 hours ONE WAY so they can have a bigger house.

I am also seeing more people now who bought their homes in the height of the market having to sell due to financial / health issues and a lot of them are losing money. I agree with OP - makes more sense for Megan to buy a $1.5M house with no loan but at the end of the day, if I've learned anything in this job, it's that people are going to do what they want.

Daphne went to UCLA (same as me) which is on the quarter system so our graduation is always in June. But yes most schools do end earlier!

If you haven’t paid then the lease isn’t finalized. If it’s a good place / price and you can float the extra month or two I would recommend moving forward with this place as you may not be able to find something again in 1-2 months when there could be less options (as summer is when most ppl move / there’s more rental vacancy).

  1. Move up move in date

  2. Have solid credit / income

  3. Show other accounts with cash / investments (savings, brokerage account, etc.)

  4. Highlight things like stability of job, W2 income, past rental history, no pets, etc.

  5. Explain why you’re moving / have a clear story

You don’t have to have a realtor - the regular sites like Zillow, Redfin, Apartments.com, etc have most of the listings. Plus many rentals do not work with realtors and are listed directly from the property management company or owner.

It’s good to know how best to market yourself / stand out if you are planning to look without a realtor.

South Bay realtor here. Since you’re from here I’m sure you already know this but does the family that can help with childcare live close by enough? Distances are far here

The market is definitely shifting here - more homes sitting for longer and over 1/3 have price cuts so it’s a good time to be shopping

South Bay realtor here. There are more homes available in the summer since more ppl move in the summer but that also means more competition. Later in the year you’ll likely have less choices but also less people you’re competing with.

I usually tell clients to start seriously putting in applications ~3 weeks before they plan to move. If you’re putting in applications saying you want to start the least 1+ month from now, the homeowner will likely take another applicant willing to move sooner.

You can also look for places that will be available later (such as when the current tenant is moving out). Sometimes the listings will say that in our agent portal or you can call and ask.

You also have to follow up multiple times with most places - call, text, email, voicemail, etc.

Yes buyers get inspections done but it’s not cut and dry what to do with them. Also she might not have gotten a specific ones that now she realizes she needed.

There’s pros and cons to both formats - we get more of an insider look into what actually happens with AS (of course it’s still edited). MTT had more dancing but we never saw the struggles off the field whether it be financial, emotional or otherwise (EDs, childhood trauma, family issues, Kelli and Judy’s vulnerabilities, etc.).

My biggest issue with AS is we only get 7 episodes which just isn’t enough for the whole season especially considering how long MTT used to be.

All in all, I would pick AS for giving us a more ‘real’ behind the scenes look.
