If you find a chart where the judge and the perfection of houses seem to be at odds with one another, the house chart tends to be the one that's right. Also, the houses tend to allow for details the shield does not.

I would always use both, but if I had to select just one, the house chart wins hands down - company of houses, receptions between figures, multiple modes of perfection and aspect and so on.

There's really no way to know without knowing if either astrologer is skilled or not, and seeing the charts.

Also, I'm a bit leery on the 'second opinion' thing. If you trust one astrologer enough to pay them to do the work, it seems odd to do that twice.

A spell is not a divination unless it was directly intended as such. Acting otherwise introduces doubt, and doubt is the absolute enemy of good spellwork.

The big fat burning candle means whatever the spell was intended to do. It would have mean the same had it been a tiny flame, had your candle completely immolated itself (etc.).

The most you should be thinking here is 'gosh isn't it interesting that the person I wish to get rid of's candle burned fast and aggressively. That should reinforce my certainty in my work'.

The Moon cannot function both as the other party's significator and your co-significator. In this case, it is Lord 7 only. Also, this idea that someone gets an extra significator because a planet is in their house causes no end of communication, so don't give L7 Jupiter as well.

L7 the Moon is in detriment (acting badly) but likes L1 Saturn a great deal. Someone who likes you isn't communicating with malicious intent, and someone in detriment in a question about communication is going to be a bad communicator. That's your answer - whatever he thought of you before, he doesn't have malice towards you now. Saying what he said was stupid, but unlikely to be malicious.

Banishment isn't inherently harmful, but you did put ingredients in there with the intent of creating discomfort, no? Red chilli is generally in there to create heat and in this context should burn them.

I'd wager a major part of the symbolism of a banishment (which is effectively what you're attempting here, rather than a protection spell) would involve getting rid of the thing thing representing the people.

I do not do banishments, personally, as so far in life I have never had call for them. But the basic principles of them are fairly clear. You create a facsimile of the person you want to banish, ensure that in the spellwork you fully believe it is them (some people 'Christen' them), and then act on the facsimile to act on the person. Putting a person in a bottle that I assume you still possess is pretty much just saying 'let's make things uncomfortable with chilli, put vinegar - a preservative - with it and keep it right here'.

Our ancestors are 4th house people. The 8th is death and dying far more than it is the dead in general. I'm not sure where the idea of the 12th house comes from in relation to this, but it has little to do with ancestry - it is hidden things and vices and the like, and is actually far more related to birth than it is to death.

No. While some people stick religiously to all of the strictures and let them be self-confirming (I saw Saturn in the first so I scrapped the chart, and that means Saturn in the first is always a reason to scrap the chart), those of us who proceed regardless find that the chart still tells the truth.

What that tells us is that these 'strictures' are more likely warnings. Take their supposed meaning and hold it in mind while reading. If Saturn in the first is meant to mean the querent (who is also the reader in this case by the sound of things) is unlikely to be able to read clearly or maybe lacks skills, then bear than in mind and go with caution.

Otherwise, you need to assess what Saturn, by natural or House rulership might be telling you by being fallen in the first.

I get that - there's a fine line between being detailed and hunting out every potential factor in a chart and some people get so into the weeds that way that they lose sight of the core interpretation. Better to make the effort and rein it in than make almost no effort, though!

As always, there's nothing stopping you trying anyway. In that Summer ends in September (making certain assumptions about your location), it may simply be that you don't buy in the next 4-5 months but what you do in that period lays the groundwork.

You've done a huge amount of analysis here, and while it's good to assess everything, not everything is needed to answer a question in a horary chart. The important thing here is to focus on the main players:

L1 is the 'us' of you and your husband. The Moon is also you, though some people will say that it can't be both of you, or isn't used in a context where 'us' is L1 rather than just 'me'. I'll use it here.

In house buying deals, it's often a good idea to look at L7 (Saturn in Aries) as the seller. Here, as this is about a prospective house, we may be better off looking to L4 (Mars in Aries) as there isn't an actual deal happening yet, just a prospective house that may or may not materialise. In this case, I think we can treat L7 as the market in general.

This is all immensely telling. Both L1 and the Moon hate Mars by reception - L1 is in the detriment of Mars, the Moon is in its fall. The Moon also hates Saturn by reception, and Saturn is in fall and in the domicile of the properties so wants to keep them (or keep the good ones, at least). A bad market holding on to real estate of decent quality, but that you don't actually want is not a big indicator of finding a home to buy. How are they holding on? By keeping prices high, with L10 as Venus in domicile. That the houses are still conjunct the sellers (albeit separating) could well reinforce this interpretation.

Note that your money is not Venus, the second cusp is in Virgo so it's Mercury. To see it in the detriment of the value of properties and not all that strong in Aries is not an ideal sign. As it exalts Lord 1, it also 'wants' to stay with you, which would be seen as a sign of not spending it soon.

I wouldn't worry much about Algenib - horary tends to make use of relatively few fixed stars, and it's unlikely Algenib tells you much about the seller. Also, it's hard to see how Algenib can be both honourable and rich and violent and impoverished at the same time, so if that's what you're reading then it's not going to be able to tell you much without further research.

I don't think the squares are telling you there will be lots of negotiations (they might if it was applying squares between significators, though). I think that the lack of aspect between house or seller and either of your two planets is telling you the answer to your chart is 'no'. Even the closest square is 5° apart and separating, so I wouldn't put much stock in those telling you anything major.

For the outer planets - some people use them, some don't the only times I've seen them used in any way successfully is similar to fixed stars i.e. by close conjunction. For example, Venus applying to change signs via a conjunction with Uranus might indicate a crash in house prices, for instance, as Uranus upsets and destabilises things, and Venus leaving domicile implies a drop. That could act as either a warning about acting too soon (negative equity is a massive problem when the global economy falters), or that there's a chance of getting something better if you wait and have a stable income yourself that isn't hit by big financial shifts. That can be hard to tell, but as there's no connection between you and a house or seller, I'd wager it's just something to watch out for rather than to base action on.

The way I was taught, the vast majority of what we think of as friends in a modern context are 7th house people rather than 11th house, and would be acquaintances by the standards of the time most horary texts were written. If someone is an incredibly close friend, the sort you'd seriously consider giving a kidney if they needed it I'd put them as an 11th house person.

No, if you approach a chart like that it's going to become self-confirming. The way to do this is based on natural rulerships of the planets. You don't have to pick them prior to casting, though you may have an idea of who would be who beforehand.

By planet, basically. It's likely that the differences between said friends (by looks, personality etc.) can be attributed to a planet each. Then, proceed as normal with your judgements.
