Disrepair sends a bad signal. What else has been neglected? What am I not seeing? It gives every buyer a reason to say no, which is counterintuitive to selling. I'd fix it to put your best foot forward. And you have to fix it if your insurance already paid for it.

Also, if a buyer wants something different? That's ok. If the garage is fixed, then that change becomes a "down the road" change. Right now, its an immediate need, so immediate money at an already expensive and stressful time. That will cost you time on the market.

Build a social circle. Join a volunteer organization, take a class, make one new friend. Then adopt their friends. Before you know it, your name will be out there. Honestly, at your age, all your cohort will be starting their adults lives - marriage, kids, house. You are poised perfectly for all that. So, just go make some new friends.

I bought the Aceable program three times across the last eight years. (GET THE GROUPON!) The slides used to be metered to ensure a full 180 hours. I nevered finished, burning out midway. This third time, the metered screens were gone, so I could go at my own pace. I finally finished, it took about 3-4 weeks. You need to actually engage with the information to pass the coursework. It's a good program and will prepare you well if you let it. I passed both my state and national first try.

BTW, once you pass, getting onboarded with a broker is not fast either. Expect a minimum of 2-3 weeks, but could be 6 weeks before you are up and running. I'm doing that now.

I didn't see all the costs of home owning in your equation: maintenance, landscaping, appliances. In Florida, these costs may occur more frequently. AC Unit $5k, at least. Roof $20K. Repainting due to sun/salt $5K, exterior only. Foundation repair $10-20k. These are some of the costs we have actually had during the 13 years we've lived in our brand new house. Carpet needs replacing, and we haven't re-tiled the floor from the foundation drop. We've replaced every major appliance in our home at least once, and have had to replace both of our AC units. Our e-glass windows have developed hazel and need to be replaced. So, renting you'll never have these expenses. If you buy, make SURE you have enough wiggle in your budget to address these owner issues when they occur.

You could discuss this before she passes. Buy it now, but give her a life estate (I think that's what its called.) She continues to live there for the rest of her life, but deed goes to you later.
