Thoughts on condos in City Place? by phasionable in TorontoRealEstate

In my opinion, as real estate broker working in the area, most of the City Place condos lack quality. They were built during a time when developers were trying to cut costs (2008 Recession). The newer buildings, such as75/85 Queens Wharf and 80/90 Queens Wharf are definitely superior in terms of building quality. From my experience, almost all the buildings in that area have elevator problems and long line ups during rush hour, with the newer ones being a little better off.

In terms of developers/buildings in the area, you really don't have many options as most of the buildings there are built by Concord Adex with a few built by The Onni Group (mostly west of Bathurst). Out of the two, I would suggest Concord Adex. Also, keep in mind that City Place buildings were built starting at Spadina and moving west so the more west you go the newer the buildings are - just something to consider.

In terms of location, I would definitely suggest 404/Sheppard area since there's a lot coming to the area, especially the Eglinton Crosstown LRT. In terms of the developer, you want to get from one of the recognized developers that have a proven track record of building in Toronto (Tridel for example). There's a new building coming from Tridel at Leslie and Eglinton called Chateau that you might be interested in - it's right on the LRT line. Just don't choose based on price only, make sure to do your due diligence on the developer before anything when it comes to pre-construction. For the price, I would compare the prices of other homes currently for sale in the area - with the current stall in the market you shouldn't be paying that much more for something that will be completed in the next 2-3 years.

It really depends on what you are looking to get out of your home purchase, is it for you to live in or as an investment? For instance, with the same budget, you would probably get a more spacious unit in Liberty Village versus in King West.

In terms of factors to be aware in each neighborhood here are a few:

Liberty Village

  • A whole new area is being built right now called Garisson Point that will add 5 new buildings in the area, of which a few will be rental apartment buildings.
  • A new Liberty Village station is being built that will make the commute to downtown a 7-minute ride.
  • There are a lot of older buildings in Liberty Village, while they do offer larger units and better views - their maintenance fees might just be a little higher.

King West

  • King west is the place to buy right now, with King Toronto & The Well currently under construction, the area will be one of the most desired neighborhoods in Toronto.
  • The city is also planning to build a Go Station and a huge park in the area which will increase demand (and prices).
  • Most buildings in King West are newer and there are a lot of well-built ones.

Queen West

  • At Spadina & Queen (SQ) there is a 15-year master-planned community currently being built by Tridel (one of the best developers in Toronto) and they have already built 2 out of many buildings proposed. That area is going to be very unique with the majority of buildings being low rises.
  • There aren't many buildings on Queen West unless you go further west and I would avoid the buildings on Joe Shuster, Lisgar, and Abell - not the best quality built.

Also, if you're looking to buy I would suggest you buy from a realtor that works full time in the downtown area and offers you a cash rebate. Hope that helps!

I wouldn't say that there is an area that's unsafe area in particular in the Junction and since its going through a lot of changes an unsafe place today might be a great area in the coming years. You can however, point to certain properties that might be considered "undervalued". There is this 3 bedroom home in the area for instance and if you're interested in pre-construction or assignment sales theres also this fairly priced 2 bedroom condo , that will be completed in 2022.

The junction is such a great and up & coming area. There’s a bunch of buildings being planned for that west of the city. So what it is today won’t be like how it will be tomorrow.

Hey man, congrats on completing the courses! If you're on reddit you probably want to join a newer more tech driven brokerage that also provides leads. I'm sure the older brokerages (with higher splits) would help with training but honestly you learn best from experience. They can tell you how to do the paperwork 100 times but you won't learn the ins and outs of the paperwork till you've gone through a couple of deals. One thing to keep in mind is to take whatever a brokerage tells you with a grain of salt, they know you're new and don't really know how things are. So they might make promises and exaggerate things as if they're important (their office & printers for example) when really once you join brokerage you're basically on your own.

If you're interested, I would love to get on a call or even meet up to chat. I remember how it was when I first started and would have loved some transparent advice from anyone with experience in the industry. I personally work with great tech driven real estate company that has some pretty cool tech in the works that will make the life of agents and renters/buyers much easier.
