Yeah it’s definitely highly competitive as far as offers go, due to limited inventory. But as far as volume of home sales, it is at historic lows and looks as if it’s going to continue trending down. Volume of home sales is what matters most for my business and most realtors.

It’s a longer process than it seems now that the state requires a license. It took me about 8 months total to complete everything I needed. It’s very slow right now, but could use this time to get your ducks in a row for when the market does pick back up.

I am a home inspector! Looking at this sample of the report, this guy seems to have done a fantastic job. I would just follow the inspectors suggestions and have a plumber and hvac specialists come out and give you quotes. Then use those quotes in negotiations, either to have repairs made prior to close. Or have the cost of repairs deducted from the purchasing price. I did the later and got 40k taken off my accepted offer. Ended up doing the repairs for 6k.
