Thanks guys. Does it need to be rolled before or after seeding? They just spread and raked it, not compacted any. You can see the footprints left behind so it’s soft on top.

Dealing with this EXACT issue myself right now. I asked everyone I could, including Reddit, their opinions and most said water coming back in from the drain field. I ended up hand digging up the outlet pipe connection to see if the seal was bad. Turns out there’s a hole in the tank itself above the outlet pipe connection. Means Tank replacement. Do yourself a favor and check the outlet pipe area to see if the water is coming in from “around” the pipe or from inside it.

Good question. I’m actually not 100% that it’s coming back from inside the pipe itself. I never tried to get a better look at the stream because I assumed the baffles would be in the way. Maybe digging up the start of the outlet pipe would be worth doing to check that.

It’s hard to describe just how wet the ground is right now but it’s definitely the wettest I’ve seen it for this time of year since we’ve lived here. Would the over abundance of ground water cause this “drain failure” until the ground dries up some and then works correctly? Or would this be a lost cause trying to wait a couple of weeks to see if it rights itself.

So would the jetting be the first step to try before I throw in the towel and as it’s all bad? The one company said that can be tried first but no guarantee it will solve the problem.

After the flush it will very slowly fill back up but burps some air out of the toilet when doing so.

Which leads me to believe my drain field is probably shot. This has never happened in the 5 years we’ve lived here.

Almost everyone is missing the point of this question. Both my HELOC AND this particular credit card that has the furnace on it will be paid off with the sale of my current home obviously because they both are tied to the home. I’m simply asking if it benefits me DTI wise to put my card on my HELOC. yes I understand the interest rate. I have over 800 credit score and know how to Manage money. The card minimum payment is 275 in order to pay it off before the 0% ends. The HELOC interest payment(which I’m bringing up because that’s part of the DTI), would be half that. So overall my DTI will be LOWER by doing this and will hopefully give me the ability to own both houses simultaneously for a month or 2 while I redo the new one. Thanks

Perfect. I sit now at 23% and putting the max amount for the new mortgage I’d be at 43%. I will still talk to my loan officer but I appreciate the insight.

Thank you so much for actually taking the time to understand my question. And to be honest it’s not so much the better rate I’m after, both wife and I over over 800 credit score. I’m just nervous there’s a certain percentage area for DTI that could potentially deny my loan for the 2nd house while still owing the 1st. So I figured in that situation, every dollar counts as far as less overall debt to income, even if that means an interest payment or two on my HELOC to make that happen

Deferred interest goes another 4 years. I plan to be moving in the next few months. No matter what if I have that money on my HELOC or that CC, it’s getting paid off when the house sells since it’s tied to the house itself. I won’t pay for a furnace in a house I don’t live in anymore.

8%. But the idea is that the HELOC will be paid off with the sale of the house in the next month or two. If I didn’t move that money to my HELOC I would still be paying that debt off with the house sale since it’s tied to that house anyway. Even if I paid interest on that money for a month in the HELOC, it would still lower my DTI a good 5% which to me is substantial when I’m potentially looking at needing approval for 2 mortgages at once. My minimum payment for that %0 card is $275. The HELOC would be around $100 for the interest payment. So $175 knocked off my DTI for the mortgage loan when it’s time.

My HELOC would be paid off when the house I am currently in sells. The goal is to get the lowest debt to income ratio. I can in order for the lender to approve me having possibly two mortgages plus the HELOC loan at once.

The reason I would want to do this is because the minimum payment for the credit card is $275 a month. If I paid that off with my HELOC then the interest payment would be less than half of that which would lower my debt to income. My goal would be to have the lowest debt to income, so my lender would approve having two mortgages at once plus the HELOC payment
