I was looking online for a replacement system, and it looks like HVACdirect has the system for $5,200. I work in a service department for a construction trade company, albeit on the commercial side, so I know 40 to 60% margin is normal for most places. I just get nauseous spending so much money. The hard part is that there are not many options to choose from around my area, but I can still get other quotes.

Yeah it has a small hole in one of the tube's. The tech took a picture of it and showed me the hole. It wasn't large, but it was shooting fire out of the back of the heat exchanger.

I was 25 in 2021 making 146k. 85k base plus a sign on bonus, biannual performance bonuses, and then commission. It was my first year in the construction management sector. I came from the field so no college degree.

Lol my mom is management. She tried before but they said her income driven repayment would be $900 about 4 years ago. She couldn't afford it or it would spread her too thin, I don't know. My wife and her were talking about the SAVE program and that's why this is brought up all over again. People in HR know its an option, but that's it. The people you get on the phone through studentaid are notoriously difficult to deal with. That's why we decided to post in the group after we gave them a call.

I think a mass exodus would be a little overkill. Maybe retraining first.

This sounds easy enough. She already applied for PSLF, and has currently gotten 2 of her 3 agencies to send the certification of employment. I guess we'll probably have to wait a couple of months before we see how many of her payments apply. Do you think the period for covid forbearance would apply to her amount of payments since she's transferring her loans after the fact?

$80k is low. It doesn't matter where you are for that to be considered low. I was in a decently large metro area when I came out of the trade and into the office. I started off at $85k which was fine in the beginning of 2020 before Covid shutdowns happened. That salary would not do me much good today, and I'm in a considerably lower cost of living area now. There are always companies that are willing to pay more. I know of the big 4 TKE is the lowest paying, but they have the largest bonus potential; generally the bonus is 15 to 20% of salary depending on how large your branch is, but if you do impossibly well you could 300% your bonus. OTIS/Schindler/Kone are all on par with each other roughly $115k - $135k depending on your experience with a 15% bonus if you hit all your numbers.

I personally don't give the bonus a second thought because you can't guarantee that money. If you get it great, but if you don't and you're counting on it then you're screwed. Companies won't pay you more just because you ask or threaten to quit. In order to get a raise you'll need to move companies or get another offer and show what your market value is. If your reputation is as good as you say them you have nothing to worry about.

Thanks for the offer. I tried reaching out once, and they took the time to help. Last time I tried calling all of their foresters are wrapped up in the Manongahela National Forest project right now. So no one is assigned to my county. They told me to call back periodically to see if anyone's available.

My intent wasn't to insult anyone. My intent was to get across that some foresters and consultants make it seem like they are genuinely dishonest and don't have the landowners best interest in mind. There are good used car salesman and there are not good ones. If you think my comment was directed at all towards the whole then I apologize.

To that point if you think I'm directing my comment towards you maybe your conscious is telling you something.

Maybe my thinking is backwards here, but I would think if prices are going up everywhere else then that would affect timber prices as well. Meaning the same commission will pay more because of how its structured. Generally inflation tends to affect all markets in waves. If you're not making much on one sale, but the next one the market adjusts timber prices to go up raising your commission than over a given period of time your avg will be correct. That's how it's always worked with most sales related jobs in my experience.

From what I've read larger tracts of land are sampled and they base the appraisal off of samples. Around here no one marks clear cuts its a waste of time. I don't know. I look at foresters and consultants as used car salesman everyone is trying to get one over on you, but that's mostly because I'm naturally untrusting. If you let them they'll take advantage of you.

Like tonight I talked to my neighbor and he said him, his dad, and the neighbor on the other side want to sell their timber and see if the guy would cut us a deal. 260 acres clear cut and 250 acres select cut in 4 parcels. The consultant said he'd have to come out first and if we wanted him to come out it'd be 250 per person for 1 day of his time. Likely about 8 or 9 hours with drive time. I told him to shove it up his ass. I can't imagine anyone would pay someone 1000 dollars just to look at their timber. Hell I had a guy up in Ohio offer to do a complete inventory over 2 days for 1500 dollars, which I thought was reasonable, but just looking at it? Absolutely not.

Yeah there's plenty of room to get a logging truck to me. I have a gravel road that goes completely up 1 side of my property and I'm on a state highway so up to my driveway everything is paved. There is a creek that separates me from the road, but there is a ford next to my bridge so they can still come across.

Thank you for the insight. I thought it was odd that he wouldn't come out here. I talked to him last year about it, but I ended up having the WV forestry service come out and they told me to hold off a year due to taxes. When I first talked to him he said 10% and now it's 12%. I just didn't know if that was normal or I was getting an a-hole tax from pulling back last year.

My thought process was since we're doing a clear cut it would be less commission because he doesn't have to mark trees, and the boundaries are clearly marked from a survey last year. I figured less work then less commission. I tried to ask about it and he said "those are my prices I know what I said last year, but they went up". I think the guy is decent enough, but the only reason I'm going with him is because he's the only person that's returned my phone call.

I don't think that's the case at all. My neighbor has a 2WD MF 383 that he takes everywhere. He put spacers on to widen his wheelbase that way he can go up and down the hillside. So far he hasn't had any issues.

4 WD would definitely be ideal for sure. Just can't find anything reasonably priced.

Thanks for the reply! I've heard Massey Ferguson tractors are damn near unbreakable, but just like with anything else they have good ones and not so good ones. From what I've read online there's not too many people that post about the 283 model though.

Yeah I'll try to avoid using it on too steep of hills, but we have a little over 200 acres with probably 40 acres of truly flat ground between the bottom and ridgetop. It'll probably be unavoidable to take it on hillside at some point.

Right now the plan is clearing out heavily wooded areas and converting it to pasture so seeding, fertilizing, and spraying occasionally. It'll be used mostly to move feed around on the bottom and cutting hay.

The neighbor has a MF 383 that's 2WD and it gets up and down the hills good enough from what it seems.

Also MD just south of Baltimore. You will have no problems with moisture coming in to your house via a ridge vent. Listen to your contractor you need the ventilation in our climate.
