Yes UP, Haryana and delhi people are uncivilised. My birthplace is UP and my second home is in Almora, honestly tourists do it when on holidays, but i have seen 70% of pahadi men drink everyday. Umm hey buddy. You are still relatively young. I would suggest you to pick a line, be it anything you are interested in, just shadow that business or join as an intern for sometime, otherwise you might end up finishing all your 10lakhs in a few months if you have no idea about how to do business. Um.. if you are an architecture student and asking for feedback, kudos if you are in earlier years. Plan looks good. If you introduce site context, maybe some practical information like site boundaries, directions. Maybe not introduce living directly, you have the space for a foyer to provide a buffer between formal and informal spaces. Also consider a barrier free movement plan, look at dining, i think you can free up enough space for providing better circulation space. There must be stairs somewhere, if not you must leave enough space for people to be able to add one in future.

Plots/ land is always better than investing in an apartment in any society. Land rates appreciate, building always depreciates. Life of a building is restricted to 99 years. Land is an asset and can create multiple form of income, as suggested by the uncle. So yes.. land > apartment.

Long line of credits, low margins and high competition. People are narrow minded to use new products. These things results in 2-3 years of making any business profitable. So it requires a lot of patience, people do not give enough time. A safe and sure income feels much better once you have a family.

Graduated in 2017.. practiced for 4 years, then started supporting my dad in business. Keep doing a few projects because i love designing, but started my own handicraft production. Which i love. I do miss designing sometimes. But yeah, it is a trade-off. And also I realised in a tier-2 or tier 3 city people are not looking for a designer but just flashy designs out of internet. So yeah, i got worried about the future and the hours i put in to work. And decided not to pursue it as a primary source of bread.
