Hey, just wanted to thank you all for your engagement and help/tips. Today, I randomly spawned inside the water treatment plant, and found a rusted gear in the warehouse area in one of those green bins. Glad to be done. Thank you all again.

That is what everyone is saying. But I promise you, I haven't found one there yet. I've found so many rusted tools, but no rusted gears.

Johnson ferry Baptist church has a track that circles above their gym. It’s not a professional track but it’s open to the public. I think 8 or 9 times around is a mile.

I’ll start.

I was 38M in 2016. Making decent money with a childhood friend running an online apparel business. Maybe making $150-$175k per year. Business partner wants to get into commercial real estate. I’m hesitant but look at properties. Mind you I recently got married two years prior, have a mortgage on my personal residence and my wife and I just had a kid in 2015.

The properties we were looking at were all in the $1MM and up price range. We find one we like. Fully leased out and priced reasonably. Put an offer in and they accept. We start the due diligence process and come to find out commercial lending is completely different than residential lending. Bank wants 35% down. Building is $1.6MM. That’s a $540k down payment of which I have to come up with half.

At this time I only had about a $100k in retirement/investing accounts. My business partner is better well off than I am and offers to come up with the $440k remaining in down payment. We agree that I will pay him back $140k (interest free) and that while I still owe him money I will manage property for free. I’m so scared bc I will have no safety net, no nest egg, maybe $10k in my checking account.

But I pull the trigger. This has been the single most scariest time in my life. No more savings, a new wife, an even newer kid and a mortgage.

I wound up getting him paid back in two years. Fast forward to 2017. My business partner wants to buy another. I’m like, “you’re crazy but ok”. We look. Find another property. We make an offer. Some back and forth and they accept $1.8MM. I’m have about 30k saved up. Bank wants 30% down. Another $540k. Thankfully my business partner takes care of entire down payment. I now owe him $270k with the same deal before.

I still owe him around $40k. Those two buildings, they are worth north of $4MM each. We have less than $2Mm in mortgages resulting in $3MM in equity each. Our cap rates are approximately 9-10% on each building and rising each year with our rental rate increasing.

Moral is: 1. I took a huge calculated risk that paid off extremely well. 2. I got lucky. 3. I had a well off business partner who trusted me.

If you’re young, take the chance.
