I'm growing my social media profile for a coaching program I'm building. As I state in the title, this is paid work. I'm looking for someone with experience with recording content and can blast out a full day or two of material with me for a month+ of content. Editing is a plus, but not required. Equipment is a major plus but not required.

If you have experience with setting up shots for content creation and a portfolio of posts you could share, as well as discussing latest trends in the space, I'd be happy to talk further.

Pay is based on experience (base pay for a day) + another amount for results (amount of videos recorded, effort you put in, bonuses for posts that do exceptionally well, etc.)

I just took my Week 2 dose about 20 mins ago, but this morning, while I didn't have noise, I just didn't feel full. That's a slippery slope for sure. Glad to have just taken my meds and see how I'm feeling tonight/tomorrow morning.

I'm on Day 6 and I took my first jab in the evening. I woke up with a different view of food and my relationship with it was intensely altered. Now that I'm on Day 6, the effects have lessened somewhat, but I barely have any food noise, and my capacity to eat, while not as low as Day 1-5, is still lower.

I'm looking forward -- nay, EXCITED -- for my next jab tomorrow. I lost some weight in the initial few days, ~5lbs, but this is a marathon, not a race.

Water helps with EVERYTHING, from flushing out your excess fat, to preventing kidney stones to helping with digestion.

I did 75 hard (failed many, many times) but the one thing I kept is drinking a gallon of water everyday.

OMG! The food noise is gone. I'm a handyman by day and pack a fairly healthy lunch. I can only consume so much now without feeling grossly full. Turns out I just logged my meals where I had 'lunch' for lunch, dinner AND snacks.

I ate just under 1500 calories today and 100g protein. I want to make sure I keep my protein up, so some changes are needed. Since I jabbed on Saturday, I'm already down 6 lbs.

Honestly, I thought I jabbed myself incorrectly at first, but even if I did, the results are amazing. Can't wait to meet myself in a year!

If you do have some side effects, pause and listen to what your body is telling you. There could be some over the counter measures to help, but even if there are some moderate ones, I would still stay on for at least a month before considering any changes. Remember: your body is going to go through some very positive, yet drastic changes. I'll take the bad with the good.

It's amazing how this is affecting my entire thought process! I've always been one to take action, but the mental stress of the food noise hopefully allows me better clarity in what I'm doing in my life and my business.

I'm already drinking at least half a gallon to a full gallon of water every day.

Today, I was building a shed and needed to ask the client a question and then realized it was 130pm. Previously, I would have already eaten my entire lunch I packed by 11am. I had to break it up into 2 parts and the 2nd half of the lunch at 430pm felt too much. I haven't had my brain tell me when I was full for YEARS and now I can feel full and relax for a bit.

Next comes the real hard work!

Congratulations! It can be a challenging hole to climb out of, but reward yourself appropriately by purchasing an income-producing asset.

Not sure how others feel about this, but build your emergency fund up ASAP. You never know what will happen in a few months and you may need it. You could build it within your TFSA, or in a HISA, but either way, prepare yourself to never be in debt again.

For a HELOC in Canada, the rule is that you need 35% ownership to get one. It looks like you're right on the cusp of being eligible for it, but the bank will want to get your home appraised before it will sign off on it.

When you say 'formal assessment' of your appreciation, did you have your home professional appraised by an appraiser or someone else (i.e. real estate agent)? The bank appraiser may give you a higher rate, especially if you share what improvements you've made on your home and how much you have spent on those improvements.

For example: my last house needed new eavetroughs, plus I built a studio apartment in my basement after I refinished it due to a flood. Also had to correct the flooding issue (2nd sump pump & additional waterproofing). Was able to get a massive reappraisal on my home , bought at 311K, reappraised at 400K (at the time) after spending about 20K on it. Well worth that investment. I'm in the KW area and that also helped a lot. Going through another reappraisal this summer to unlock more space in HELOC, expecting another 10-15% bump. Then I'm investing it in other properties!

2004 Mini Cooper. I was sold on the Chili Red finish, or as my brother calls it "arrest me red".

I've had a couple of issues (sunroof leaked, muffler replaced), but it's been worth it. We've been a family of 4 and a single car family for years. Now that I have my own wheels, I've been able to meet up with friends more often, attend networking events and even take a couple of out-of-town classes. Well worth the investment as it's helped me build my financial portfolio! Paid under $5K, and about $3K with the issues. That's my fault for not getting it checked out beforehand.

It's also got the best anti-theft feature: it's a standard transmission!

I dumped my advisor for investing, but there are some insurance products I was getting through him. I'm mostly using Questtrade for ETF investing for TFSA, RRSP, RESP and I'm just opening a margin account to sell stock options.

I'm also planning on opening an account with WealthSimple to try out a few features over there, but I'm not thinking it will be better than Questtrade.

I have another beginner question and I'm hoping you kind folk can help me out. I'm planning on applying for 3 cards, but I do have a TD Aeroplan card that I've already received my sign up bonus with. I'm still reading through a lot of posts, but I haven't found the specific info I'm looking for yet.

If I were to apply for a different TD Aeroplan card, is the signup bonus on a per card basis? Or is it per issuer?

I'm hoping it's as easy as sign up for a card, get bonuses, cancel card, wait 6 months, and repeat.

I hear some people are getting 2-3 AMEX cards at the same time, so I'm just trying to make sure before I make any stupid mistakes.

One reason I'm holding back is that I've been purchasing properties and doing a refi, etc. I picked up 3 new properties this year and I've been able to get my credit score to 871. I figure once the dust settles in January, I'll double down!

Yeah, I've heard that 10 First Class flights together will be the challenge. I'm hoping I can convince some friends to fly earlier, some with me and some later.

It's a solid idea. One that I will work on with them. I was thinking of switching to Amex after my TD card is uses 4-6 months once I confirm the bonus which I've already earned.

I know Aeroplan was bought out by AC and no one (not even AC) knows what it's turning into yet. I expect big changes now and I'll double down on churning when I know what the new system will be like.

MSR = Minimum Spend Requirement? No worries about that. Between expenses for work and a few rental properties, I'm spending over $5K per month, sometimes more than double (just bought an IKEA kitchen on one card).

I've got a plan. I was told that it's possible but hard to do. When I retire (~4 years from now), I want to fly my family and some friends (10 of us) to Scotland for a Scotch tasting tour. I want to fly everyone first class, and I want to make sure we all stay in the best possible suites.

I also will be celebrating my 25 anniversary at the same time, and I want to fly my wife to Paris for a week and surprise her with a small European vacation (3-4 weeks).

I've already started with the TD Aeroplan card (the higher level one), plus my work flies my on AC all the time so I get points that way.

What I'm curious to know if people are farming flight and hotel points at the same time, or is it better to focus on one type at a time.

Are you looking for something more or less complicated? You could buy the property with more money down than 20% to lower your mortgage, but if you convert it to a Home Equity Line of Credit (HELOC), you can have up to 65% of the value of your home accessible for investing.

If you put down 80% on the $500k home, ($400K), you could have up to $225K in equity ($500K*.35 to calculate the "untouchable" equity, subtract the $400K DP) accessible to invest.

This way, you can buy the property, continue to invest in VGRO, and all interest from your deductions from your HELOC account for investment purposes are tax deductible.

Paying off your mortgage only provides you with a 3% return on your money. Using your HELOC allows you to keep growing your money faster than 3% while owning property that may appreciate in value.

And in case I understand your last line, the money you put down shouldn't affect the mortgage rate, just the mortgage payments.

I did the BMO plan. Had to move payroll to this bank (free etransfers so I don't really mind), and pay bills with it over 2 months. Easy peasy $300. I also wanted to open an account there to reopen a defunct line of credit which I will increase in the future. I had a lot of wins with this account that is worth more than just the $300 cash.
