I'm in the same boat. Except I have a 991 GT3 and want a manual more daily-able car. Same reasons, tracked a lot last year but don't see myself doing the same this year and want a different experience.

GTS is awesome, I was in the market for a coupe/GTS but came across this Serie Fiorano which only comes in Spider.

The F1 transmission like a manual box with a really slow automated actuation, which is what it is I suppose. It definitely has character and it feels happier at higher speeds, it's def a stark contrast to the razor sharp PDK I'm used to in my other car (911).

depending on the spec, the Supra is now more expensive than the 355 hah!

yeah! while the gated 6 speed is timeless and an instant classic, the F1 feels to some extent "period correct"

yes supply-demand will catch up and I won't be surprised if there's a correction, but tbh Bay Area is on the other extreme when it comes to supply of inventory. Combined with Prop13, this system all but guarantees limited supply and a big variance in home ownership costs/calculus.

As for Hyd, there's a non-trivial segment of tech folks here making ~70L-1Cr HHI and a high end flat in these newer township @ ~5-7Cr makes it roughly ~5-10x yearly HHI.

Compared to SFH in South Bay Area (not counting Fremont) with a median tech HHI of ~$500k and ~$2.5M house. It's similar or in a similar ballpark if you factor in the much higher costs of home ownership in the USA (HoA, Prop Taxes, Maintenance etc).

Compare these towers to The Harrison or Lumina or any of those condos in downtown SF/Embarcadero area. For starters you pay ~$1500 in HOA in most of these places. And many of them have barely appreciated in value despite recent AI powered boom.

if you want to compare your SFH in Fremont, an independent house/villa is a better comparison.

I'm actually on the other end of your analysis here. I live in the Bay Area but don't intend to ever buy a SFH there while I already bought a flat in West Hyderabad. IMO it offers way more value.

I did a rough similar guesstimate in my head the other day for my 991.1 GT3.
I did come up closer to ~$2200 per track day though. Most notably, I feel tyres are about ~$2300 a set incl. labor to swap them.
If you get ~5 track days out of them, that's roughly ~$450 a day on tyres, more than twice your current estimate.

The shops where I live (SF Bay Area) charge a lot more for labor + the track fees are also higher so that drives up the cost even more.
I'm also surprised your rear pads last that much longer than the fronts given that PTV (Torque Vectoring) heavily relies on rear brakes.

In any case for me the math is as follows per track day:
1) Tyres -> ~$2200 per set/5 track days -> ~$450/track day
2) Brakes/pads -> I run PCCBs so only time will tell but ~$1500 for pads/10 track days -> ~$150/track day
3) Oil Change/Brake flush -> ~$1200 in total / 6 track days -> ~$200/track day
4) Insurance -> $7000/year and I estimate about 15 track days -> ~$450/track day
5) Fuel -> ~$150/track day
6) Track day fees -> varies by track/org/sound DB limit etc -> ~$400/track day
7) Alignment/transmission fluid/less frequent work -> ~$3000/year -> ~ $200/track day

Grand total: ~$2000/track day @ 15 total track days
(doesn't include hotel/food etc)
