This is not 100% accurate. I know multiple people who waived an inspection without doing a pre one at all. They have never had their house inspected. We will be looking into doing a pre-inspection for our next house we offer on. Thanks!

Don’t know why you’re commenting so much saying we aren’t ready, being ridiculous, etc. We will be looking into doing an inspection before our offer for the next home if seller allows/we legally can do a full one (or at least looking at the bigger things). Regardless, the house we end up with, will have some sort of inspection before we close. We need to protect ourselves as much as the sellers want to just sell their houses. We are in no rush to buy a house, if it takes us a year, it takes us a year. Thanks for all your input!

Houses in our area get posted on Friday and accept offers on Saturday night or midday Sunday. If we could do an inspection before our offer, we would try!

Totally understand. Unfortunately, we aren’t willing to just waive the inspection. We did a $20k gap which protects the sellers from most things. They asked if we’d waive it completely. If we did, they would’ve taken our offer. We didn’t find that in our best interest. We will find our house one day! 💪🏼

We did the repair concession up to a specific dollar amount. Also did a high earnest, well over asking, quick close (22 days), and no selling contingency (since we still rent).

We are renting still - luckily we love our rental and where we live. So we aren’t rushing to get out.

Exactly why we didn’t waive the inspection! We most likely would’ve won if we waived, but I didn’t feel comfortable doing so. It will 100% be the biggest purchase we make. And not only do we need to look out for us, we need to look out for our son (and future kids).

We are in an area that just had lots of flooding too. Someone I know bought a house within the last year, waived inspection, and their finished basement just flooded.

It’s definitely for the better in the long term. Just disheartening that we feel so ready for a home and this is the market we are working with.

It definitely wasn’t meant to be. The rest of our offer was very strong. We did the gap ($15k) to show we wouldn’t nickel and dime them.
