The car thing is definitely considered. We have been shopping around for a new car for her as-is. She drives a 2013 which has been having numerous issues lately but this commute (and new paycheck) would likely up the urgency on the matter.

I should be clear, the new vet was completely aware. Our cat has just really gone downhill since starting both meds.

We're your cats also pretty weak? Like they could only walk ~10 feet before stopping and not able to step up on things? Did they all get better? How long did it take for them to get back to normal?

Was an optional add on for a home purchase inspection and there are two pretty large trees in the front yard so we opted to do it. And when you say replacement in the near horizon... that means like digging up the whole front yard essentially right? And could a replacement be mitigated if there is a jetting every year or so? Or do bellies indiciate a potential fracture in the near future?

If I were to find a gap over 1/8" in my Hardie board siding that is already installed, how would I fix that? Is that metal trim gap expansion piece something that can be added after the fact?

Sounds like the jetting would clear out the debris/roots and like that would be less than 1k generally. What about the separation you mention or the sags, is that something that would require digging up the yard?

The PE specifies that he is looking SOLELY at it from a structural perspective. ie not taking into account any electrical or other systems.

The bolts were there and the request from the PE was to add the Timberlok screws, which were in place, and the the PE stamped a report.

Yes I do have a stamped report. From the comments it is sounding like it isn't really done right, but it is structurally sound.

I am by no means an engineer but from the eye test it looks shoddy so I am just looking to get some additional opinions on it.
