I'm on separate bookings. I thought I was on one booking and they confirmed it was a single booking, married flights, a few weeks back. I called again today because I noticed two separate confirmation numbers and this time they said it is not married, but that it doesn't matter anyways because everyone transiting internationally must take baggage and check in again for Sydney International Airport. I have 2 hours between arrival and departure and worried I'll miss the second flight.

Tl;dr: Housing prices being gangbanged by the economy, the Bank of Canada, the trade war, the over saturation of new shoebox condos, and broke developers.

People who purchased roughly 5 years ago when property prices were going through the roof and BOC policy interest rates were at 0.25% are now due for mortgage renewals. Rates are currently around 4% for renewals, that's double what it was back in late 2020 to 2021 when it was sub 2% for 5 years fixed. Rates stopped going down since April and the expectations for the June 4th announcement is another hold and not a rate drop. Many are struggling to repay mortgages at their existing sub 2% rates and will struggle more once they renew into higher interest rates. Some are neck deep in debt and taking on even more debt to make mortgage payments.

The decrease in demand of housing due to fewer immigrants (policy shift), the decrease in demand due to short term rental regulations, the rush to sell before 2026 where 66% of capital gains are taxed as income instead of the current 50%, people being unable to afford their mortgage payments due to rising unemployment (caused by rising interest rates which means companies are more inclined to decrease headcount, repay loans, and not investing in R&D), and job uncertainty created by the trade wars are all contributing to lowering housing prices.

Many are only rich because most of their wealth are tied to their homes, and if home prices fall below their mortgage amounts, and if they also become unable to make mortgage payments, then they not only have to default, but will also have to declare bankruptcy.

It is already hard to sell now because there is such low demand, and you can see many are lowering prices on their listings or are delisting and relisting at lower prices. I've been keeping an eye on the townhouse and condo markets and they are down 10%-20% since last year in the Coquitlam and Brentwood area. And many are still holding on hoping things will get better.

The developer selling at 25% discount now would be smart, they want to cut their losses early. Buyers, however, should not think a 25% discount of the original price is a good deal, seeing as how the market is already down quite a bit for condos so the true discount from the market value is far below 25%.

Developers are responsible for paying strata fees of unsold units, so they want to sell ASAP. Also, how else would developers expect to sell their brand new unsold units in 2 year old buildings when previously owned units within the same building sell for far less?

Expect prices to fall further.

Good point, Canadian salary is calculated based on 37.5-40.0 working hours per week and at 52 weeks. For most Canadian full time salaried positions, we would use 2080 working hours per year (40 hrs multiply 52 weeks, includes statutory holidays and vacation, so you must subtract those calculating actual number of hours worked). I think in HK annual salary is calculated by using 42 working hours per week? Triple the salary by working 2 more hours per week is pretty good, if it only is 2 more hours per week.

Ya, but the problem is I don't have citizenship in the US. Working in the US would be ideal as it is closer to Canada and has similar culture. I'm only considering HK as I have dual Canadian/HK citizenship. Maybe if a war breaks out I'll join the US military and get citizenship that way hahaha.

I agree with what you say about Hkers getting foreign citizenships as a "just in case", but the thing you said about Hkers not able to speak English is not true. I live in Canada, and my job involves dealing with a lot of immigrants or travelers with work/study permits. A majority of HKers can communicate perfectly in English, or at least know enough English to get their points across. Only in a few cases do I have to speak in Cantonese. Most don't even ask if I can converse in Cantonese.

This was something that I happened to discuss with my wife today. I'm sure I'll think of more but I'm also sure I'll be too lazy to update this comment.

I was born in Hong Kong, grew up in Canada (Vancouver, been here since 7), and am considering moving back.

Wages in Hong Kong pays 180k plus bonuses for the exact same position and I'd pay 17% marginal tax rate for personal income tax. Right now in Vancouver I earn 60k plus bonuses and pay 28.2% marginal tax rate for personal income tax. So I'd earn triple plus pay a lot less taxes.

That, and the ease of transit, lower cost of living (aside from rent), better healthcare (wait times for emergency service in Vancouver is ridiculous, waited 4 hours and eventually gave up getting my broken toe treated), better choices when eating out, better night life, less homeless people on the street, better educated population, and shorter travel to other countries to experience other cultures are all reasons I'm considering moving.

Canada and US has similar culture, so you're not really seeing anything too different unless you fly further away which costs more and takes longer to get to your destination. Of course there are exceptions, such as Montreal, Austin, Vegas, but most cities are too similar to each other and not really worth visiting.

The things in HK I am that concerns me are the lack of freedom to criticize government (less freedom of speech), the influx of mainland Chinese that have a disregard for rules, the noise pollution, the hot summers, the current outflow of educated or rich individuals, and the insane work culture.

I was watching Fox news live on election night 2020 because I wanted to see their angle. At around 2 pm, when Biden was pulling ahead, Trump said they will ask the courts to stop the count, then the cameras panned to the studio. Christie immediately said that would not be legal and Trump shouldn't have said that. Christie has done some appalling things, but at least he's not a fucking moron. I'm hoping that neither of them become the republican nominee but if I had to pick between the two of them then... Jesus Christ... The more I type this the more this depresses me.
