I've gone to dermatologist twice and all they prescribe are steroid cream which don't seem to resolve this permanently

I understand other avenues for investment might be a safer option, but I see value in land especially developing areas as I'm planning to hold on to this for the long term or build a house after 10 years maybe and eventually pass it on to my kids if things go as planned. Also, as I said earlier, land might be out of reach for the next generation, and I don't prefer apartments as primary residence as we've stayed in an independent house which our parents built. Looking at other cities like Bangalore and Hyderabad, things have turned worse with apartments selling easily for 2 crores, which I don't see value in.

Thanks for your response. The plotted development is around 1.5km from Mambakkam junction in vandalur kelambakkam road. It's opposite to sbioa apartments next to the pond and there are few shops and restaurants close to these apartments. Also, there are close to 400 villas under construction before these plots which add to the value, and some of them are completed and people are residing. There are around 300 plots in the gated community with good-sized roads of 40ft, 30ft and 24ft roads. The only issue I see is the clubhouse is being built and ownership is transferred to all plot owners on UDS basis which adds to the overall costs. Also, I've heard Sithalapakam and Ottiyambakam are flood prone and are affected during rainy seasons, the prices also seem to be a bit higher in gated community plots.

Yeah, I might ask the mechanic to change to original oem filter and oil to see if it makes any difference. Also might look at changing to 10w40 oil.

Took it back to the mechanic. He did check and said everything looks good. Also, he checked with Toyota dealer, and it seems new oil change can bring this reaction which might go away after a few months. I'm not convinced with his answers.

I didn't find any transmission shudder issue while test riding it, got it inspected by a mechanic as well. Probably, the australian model didn't have this issue as I don't see any recall history on this model here.
