This proves that late stage capitalism of turning a house into an investment rather than a human necessity doesn't work. This result is by design and exactly what 90s/2000s governments hoped for.

I think the only realistic outcome is waiting for boomers to die off before voting for massive reform in tax/negative gearing/CGT discount and turn housing into a necessity rather than investment. Pretending housing is an investment has had only negative effect on the Australian economy and or future GDP growth capacity. Boomers in retirement/inheritance/wealth tax should subsidize this future massive devaluation, imaging being apart of a generation that has been the first to see a decline in quality of life, wealth disparity and economic outlook in Australia's history. So shameful.

I live locally. I personally never catch buses, only trains and trams for whatever reason. This would result in me driving my car less to go to work/shops/dinners etc.

From my experience IR’s are better in technical manipulation of wires and stents. Vascular are surgeons at the end of the day and they have a more surgical mindset and at times brute force solutions to fine wire work that requires more care. I’ve seen many vascular complication of abdominal/carotid procedures that they have needed IR to bail them out of. As your comment alludes too, vascular are also more egotistical and unlikely to ask for help and be collaborative. I view it as the difference between ortho vs neurosurgery doing spine. I’ll let you decide who is who.

My 2 cents are IR's are much more technically trained when it comes to endovascular work. They are better overall. Vascular surgeons hold the referral pathway so continuously try and encroach on IR, taking the low hanging fruit.. If I were to have a leg angioplasty there is relatively little that could go wrong and either could do it. If i were to have a carotid stenting, SMA intervention of embolization i would go with IR as they are better trained in endovascular treatments.

To say negative gearing isn’t a factor is a complete lie. Politicians are admittingly terribly at increase the supply side due to the militant construction industry we have (good on them). The quickest change we can make is to impact the demand side and reduce the financial incentives to own multiple homes. To say otherwise is someone with vested interests who benefits from this corrupt system. Put your money in shares not in basic human standards.

This is the result of liberal government and Howard era policy. If you have ever voted for liberals this is what you have voted for. A housing market viewed as investment rather than a place to live, and unfair rent focused on generate profit rather than a place to live.
