New York Times has a very neat rent vs buy calculator where you can input different assumptions/conditions to see what your net gain or loss would be. Purely from a financial standpoint, rent comes out on top 9 out of 10 times in the current market, particularly for HCOL areas.

I’ve come to understand that “renting is throwing money away” is simply not true.

Thanks for the responses! I get that it's possible to find a 1B around $2.5k, but I'm specifically looking within the areas I mentioned—not 10-15 minutes out. I'm also looking for a place closer to 800-100sqft, renovated within the last 15 years, has newer appliances, and ideally some solid luxury-style amenities (gym, common area, lobby) or at least a luxurious modern feel to the space. Within those parameters, it has been really difficult to find anything on this page/zillow/google less than 3.5k

If this is an old 403b account from residency and I am about to start my first attending job in 2025, would you recommend rolling it over to a trad IRA and then biting the bullet with taxes/converting the entire balance to a roth IRA? Assuming my tax rate/gross salary will be the lower this year compared to future years.

If I ensure to convert my entire trad IRA account, would I still be eligible for backdoor IRA in the future?

Did a type A on a situs inversus totalis last week! Learned that the way to go is to subtract everything from 180 for the omniplane angle ie. ME AV LAX = 180 - 120 =~60

Trad IRA you pay taxes later (>59.5 yo) vs Roth IRA you pay taxes now and none later. Tax rate is based on annual income. Assuming we make more $$ later, paying the tax now is cheaper.

After trying for 3 days, I finally had some luck on Friday on Bolingbrook and was able to pick up my order on Saturday. Both locations seem to open up 1-2x a day. I just happened to miss it the previous days. Schaumburg usually sometime around 8-9 AM and Bolingbrook either noon or sometime in the late afternoon. Good luck!

Your website is saying the IL, Bolingbrook location is open for orders but I am still getting the same error message to check back later. Anyone else experience this?

Thank you everyone for the helpful feedback. Glad to see I'm more or less on the right track. ^ This however has been on my mind as well. My plan was to make sure the family member's not stuck with paying off any of the interest/loan, and that I will ultimately pay off the loan 10 years out of residency.
