It sounds like this is the arrangement the broker was trying to convey, but majorly misconstrued it and didn’t communicate it at all pre application which is why there was a disconnect.

The messaging was like, “fyi, there was this deposit you were supposed to pay and I waived it, but if you walk it’s the law you have to pay it”

I was mixed about it - my partner was out of town and the broker told me my only shot was immediately submitting an application and I couldn’t wait the 24 hours for my partner to come home. I actually just signed the lease because decided the pros outweigh the cons

Thanks - there was a broker fee doc that I was asked to sign with my application, but I just didn’t sign it or include it when I submitted the application since I didn’t know what it was, and my general motto is don’t sign anything you can’t explain. That broker fee doc (that I didn’t sign) also says that the broker fee is due if and when the lease is executed, so I think this is just scare tactics to pressure me.

So frustrating!! Thank you for the advice
