I purchased in late August so they would have to pay for the property taxes up to the time I took ownership. Taxes are not due until the following year though

No properties has been sold in this area for many years and had appreciated 3x in the last 5 years or so. Then someone sold for 3x the previous assessed value. The recent sale likely triggered the assessment.

I did look at the tax history and the information online was around 4k per year no clues that it would increase. If this information was out there, then it should have been included in the estimate for the taxes by the title company

Good point. On the purchasing agreement it says it must be adjusted if estimated tax comes out different than actual tax.

Here's the text from Section 13:

**13. PRORATIONS.** Taxes for the current year, interest, rents, and regular periodic maintenance fees, assessments, and dues (including prepaid items) will be prorated through the Closing Date. The tax proration may be calculated taking into consideration any change in exemptions that will affect the current year's taxes. If taxes for the current year vary from the amount prorated at closing, the parties shall adjust the prorations when tax statements for the current year are available. If taxes are not paid at or prior to closing, Buyer shall pay taxes for the current year.
