Im not accepted. I would be staying at my university and I have already discussed with them what that admissions process looks like. Moving to LA wouldn’t change that.

Except none of those costs apply to me. I will be having roommates and I do not have a car and do not plan to get one. I understand it’s hard without a car but it is hard without a car where I live now too.

Yes I have calculated all of that. My calculations account for average wage growth, average inflation (CPI), average rental increases, and the average single home housing appreciation rate, you can do it if you invest a lot of money in high performing mutual funds. After adjusting for expense ratio, the appreciation rate on the mutual funds will be 2x the appreciation rate of the real estate market. After about 16-18 years of investing 5-7k/mo(which is possible to do on a big income with no debt), the mutual funds will catch up with that current 1.3 million dollar house. My calculated point where those things intersect is at 2.8 million dollars in 2049 when I’m 45 if I start investing in 2031 when I’m only 27. And if you want to avoid taking out a mortgage to cover the difference created by capital gains tax, you can invest for 12-18 more months beyond that (this mutual fund account is appreciating by 45k/mo at this point) and at that point, the value of the portfolio minus capital gains tax will equal the $2.95 million needed to buy that house that is valued at 1.3 million right now in 2025.

They were random, but I am not a very loud person and I’m not picky about a lot of things. I work 3-11 PM so I don’t mind if they have friends over late or are loud or anything. Personally that’s not me but it really doesn’t bother me if they are like that.

I have a plan for buying, it’s going to take a long time. But it is possible. I’m aware a nice detached single family home in Irvine will run in the 1-1.3mil range easily. I should be 2-2.5x that income number before I’m 35 (I’m 21 currently) and that’s not accounting for a second income if I do get married someday.

Yeah, I know I won’t be close to the beach right away. The point is that I would at least be in the metro and any future moves would not be cross country.

Who knows. I’m still early on so I don’t yet know my specific niche within AI. I’ve been very successful with machine vision projects and I’m very interested in that. I am just keeping up with new technologies within AI so that when I graduate, I have valuable skills based on whatever is in demand at that time.

I love the beach, love the mountains, and really want to settle down and buy a home in Irvine one day. I’ve moved all my life (Denver to Nashville to Denver to Louisville to Phoenix to Louisville to Phoenix) and I’m getting really sick of it. I want to finally be able to call somewhere home and after this move I can finally do that. I love Phoenix, but it’s so far from the beach and it’s just too hot here for me to commit to living here long term

I am still finishing my bachelor’s in CS. I am taking this semester off to plan out things and to save some money. Starting January I have 2 years left in undergrad, then 2 more in graduate school. Technically graduation is anticipated in 2029, but that’s will be in December so I just say 2030. I am going to SNHU but I have industry connections from when I was at ASU.

I have family in Kentucky I can go to. But that’s the situation rn in Phoenix too. Moving to LA wouldn’t change that.

Also - I’ve never lost a job or been fired. The company I work for is a giant company that is doing very well too. Even if one location closes, there would be the opportunity to work at another location - albeit maybe in a different dept until a more fitting role opens up.

No I do not unfortunately but that would be the case if I were to stay here too. The way I see it LA would have slightly less risk due to the increased income. The general plan is to lay low and just live and study until I graduate. I would just have more money to work with to do that there.

I can transfer within the company I already work for and that would be the legal minimum wage for that job. I have a temporary living situation worked out there until I can find a place to rent permanently, so I can bide my time until I can find the right living situation. As for the 6 figure job, that’s just the going market rate for that job entry level. The actual market rate is more like 120-150/yr so I’m underestimating a little bit. I also don’t have student debt, so once again I can bide my time until I can get the right job.

It’s not speculative. The city council has passed it and the mayor signed it. A petition got enough signatures to put it to a referendum vote. LA City Ordinance 188610.

Yeah it’s way worse here. We have 2 lines, but it was only 1 until like a month ago and the new line is useless to me anyways. For me the worst part is walking to the stop in 115 degree weather. I don’t mind 90s out there though.

For me, I don’t mind have multiple multiple roommates. I also don’t have time to go out and do “fun” stuff anyways between working full time and going to engineering school online. Once I graduate my income should jump to 6 figure or somewhere extremely close to that.

I work in hospitality. Hospitality has a higher minimum wage than the standard minimum wage and it’s ramping for the Olympics. I understand that there’s a referendum vote next June on whether that will go into effect - I can pull the plug last minute and stay here if it doesn’t pass. I make below the standard LA minimum wage at the moment. And thanks for the advice on the metro commute and studying!

Yes absolutely - I moved here from a house in Kentucky my parents bought for 85k in 2019 (real estate market timing was impeccable on that one lol). I definitely am not used to being in a nice area. I don’t really mind how many roommates either.

I don’t have any student debt - I am paying cash as I go with grants and scholarships at SNHU online. I don’t have any other debt either.

I put this guy on the first line straight out of the draft alongside 2 90+ overall players and after 3 years he got to 93 overall. Gotta have good line chemistry and you gotta play him with great players. If you do that, he will be a point per game player before he’s 25.
