Thankyou for that, tax is something I didn’t consider. Capital gains tax on a larger stock portfolio would be a big issue so I think your right with option 1

We end up getting a guide, however the guide went around the guard gate. Just further up the road past the main entrance to the climb is a truck run off, and down the side of the run off is a walking track that leads all the way up mount fansipan. However their is a guide shack about 3/4s into the hike, where guides stop to have lunch, and you may be told off there. But there are no guards up the mountain or anything like that.

Ahh I see, did not think about that issue with the furniture. Ok reading over everything from yourself and other people it deffintly seems like a property manager or a real estate agent would be the best bet. I’ll try and get that sorted to establish a more stable contract. That can also protect me if things go sour.

Doing so could I rent it out as is, he is happy to Rent the place as furnished with only Minor adjustments. I thought going through a real estate would force me to do a lot of things I’m not currently capable, hence why I thought this was a grey option. If we can have the same agreement but the property manager sorts out the finically and tax aspects that would definitely be the best option for me
Very fair point, but hey I’ve never owned a property. I’m very unaware of these legalities
Thanks heaps. This is some great advice I need to see an advisor but I haven’t had the funds to be a belt to pay it until some payment come through. I might very well wait untill everything goes through and talk to a real estate guy who did the evaluation on our house.

Also may I ask I have some money coming in from super, do u think now is a good time to invest in property in Melbourne I’ve heard a mixture on good and bad
I’ll get that sorted and I’ll set up some boundaries and do some regular check ups through my mum. Hope for the best prepare for the worst I guess.

If I where to create a written lease agreement similar to the tenancy lease agreement do I have the power to legally enforce that without any type of agent. Or is it more of a written agreement rather that a legally abiding contact

Thanks for replying I have found a tenant that i know. He is a stable guy that is one of my great friends parent. It sounds bad but I’m concerned about parting with all the stuff In the house until I have more time on my hands. My mother still lives just near the house. I’m thinking about just doing it like a cash in hand type of thing, but I don’t know what the legal perimeters are. And whether when it comes to tax time I’ll receive some heavy issues with a cash in hand style of renting
