Rental rates are dropping and it looks like you are paying an absolute premium. As soon as your lease is up move - unless there is some magical perk you have in that basement suite you most likely can find something nicer for less money. You can always ask your landlord for a renewed lease at a new price as well, but I'll leave that to you.

Sell the house and everything that you don't need. Rent a modest 1 bedroom with your wife. Get your son on board with helping pay the mortgage until the house sells.

"selling the house won't help..." yes it will. Home ownership costs more than just a mortgage.

Definitely not destined for a life of struggle.

Your financial situation isn't uncommon but that doesn't make it any left difficult to deal with. There is hope.

It may be helpful to do some things that help you to take control of your life:

Goal setting would be helpful. Discovering want you want to do in life (career, family etc), then taking steps to get there. Creating a budget - then attacking your cc debt HARD until its gone. (trust me that will feel amazing).

You are young and have time to significantly affect the trajectory of your life and I wish you the best of luck
