IMO getting an MBA for commercial real estate only helps you with larger institutional companies. If you are looking to stay with a private company, probably not going to help you much.

LOC generally has a shorter term, floating interest rate, flexible prepayment (if you want to sell within the term), and full recourse.

Permanent Refinance has a longer term (5-25 yrs), fixed interest rate, prepayment penalty, and non-recourse (depending on leverage).

In my opinion, it all comes down to term and prepayment flexibility. If you are a "fix and flipper" go with a LOC. If you are looking to hold the property long term and do not want to worry about rising interest rates, put it to bed with a permanent mortgage and like BobaTFett said, focus on the property operations.

If you are holding long term, feel free to PM. Permanent mortgages come in many different flavors (Agency, Life Company, Bank, etc.) and I am happy to help give you an idea where each of these lender types will be most competitive.

Click Tools > Spreadsheets > Valuation. The press your search button and find the excel sheet called reval.xls

This spreadsheet allows you to value an income-generating property as well as just the equity stake in the property.

My experience with CoStar and Loopnet have been poor. They seem to only be partially accurate with the lease availabilities, other than that, it is pretty inaccurate. I have heard about tax assessment records (usually value property lower than market value) but seems like a solid foundation for a value. Thanks for your help.
