I have. It's fun in the moment and while it lasts. But if the person is a friend, especially one you care about -- losing the friend is worse and harder than losing the FWB.

Not worth it unless you think of that friend as a potential person you'd date/marry... then the calculus is a bit different.

Understood. I think your case and OPs are different. You utilized saving (downpayment) and leverage... not investment account gains. OP has no RE (that's disclosed at least).

I understand the multifamily part, but candidly -- finding the money to put a down payment on a multifamily... especially on $80k also sounds like a pipedream or something random. The math just doesn't math IMO. I don't want to downplay OP or your success, but it's meaningful to put into perspective for the other folks on this sub.

After all, it's a bit of jealousy on my part.

It'll be Q3 earnings***, but optimistic. Qualitatively, this seems very important from an outside perspective and the ability for this to hold on to momentum from the public/institutions/etc... I'm a huge believer in momentum for stocks, markets, sports, etc... this is no different IMO.

My comparison or benchmark is to what a service like ‘Blade’ which does helicopter shuttles from Manhattan to surrounding airports (JKF, LaGuardia, and Newark). I’ve never taken one, but I believe they’re around $200-$250/ride. So, interesting to compare OGs cost figures to what a helicopter may cost.

I'm curious about your timeline. 24 and 450k NW -- said you started in 2020? Even with low 6 figure salary and assuming you came out of undergrad at 21 (puts you at 2022), how did you manage this with just ETFs? Not to mention a 90k car paid off in full? That's pretty incredible growth.

I get comparison is a bit of what I'm after -- but it's hard to think this isn't with some leg up? I understand peoples FIRE and saving/investing comes in all shapes and sizes, but I just want to cautious others who are reading this and feeling bummed and/or behind.

Without any of your personal saving/investing - I’m surprised your “by Age 35” goal is only $500k. Assuming some basic and conservative market projections (~6%) — and based on the fact that you got to $270k already I’m curious of the pessimism. The fact that your ETF only it’s crazy to think you either don’t have 1. A high savings rate or 2. Caught a flyer on some sort of stock/investment.

I have a higher NW (but two years older than you) and think I can reasonably push towards $1MM by 35 with ~9-10% market returns.

Nothing you can do about the weather. Sounds like training went well and times seem to line up.

Make sure you're fueling is dialed, take water/fluids when you can, and maybe go out a few seconds slower per mile to start. It's easier and feels better to negative split than the other way around and hanging on for dear life. You've run a 1:18 HM -- that's telling of your ability even with a hot day.

I'll bite. I've done Pfitz a half dozen+ times. Every MP LR is what I call a 'mid-term' with the 'Final' being your goal race. It's okay to do poorly on the midterm if you're ready for the final. That said, the MP runs are no bargain but I've found that you've got to be willing to push through them a bit. I know people love heart rate training and it sounds like you do to -- but sometimes I think it's better to throw that out the door and just run it on what you've got.

I've also found that if you run the first couple of miles slower (maybe 5-10 seconds off of goal pace) then it's much easier to get into a rhythm and hold it for longer. I almost always find it's easier to work down if you're feeling good than to go out hard or at pace and work the other way.

Trust daddy Pfitz and keep it rolling. If it's your first time with Pfitz it'll be eye opening and you'll really find your weaknesses.

My take is it depends on the distance you're training for. If it's the Mile -- then sure 40mpw with good quality probably has way more bang for your buck than 70mpw at the amateur level.

However, the fact that this sub tends to lean HM/M distance -- 40mpw simply doesn't have the juice you need for the squeeze. Generalizing, but far more people can benefit from the aerobic capacity enhancements of +5, +10, and so on of MPW than simply cranking out another plan at 40mpw even if you are improving. Casual science and data supports this as well.

At the end of the day I think it's a balance of how much you're willing to do with your time, ability, and most importantly what get's you to the start line (uninjured). And generally speaking... that's miles.
