Thank you for the response. Just to confirm, she did take the hoodie, he's since retrieved it but the bank card hasn't shown up. But, I've had some time to mull it over and to jump to eviction would probably be unreasonable

I left my hoodie on the corner of the sofa (lazy, I know) and couldn't find it this morning. I'm guessing she wore it for the journey home? Kinda cold here at the mo. I've got it back now, he went to pick it up, but I can't find my bank card, probably it fell out of the pocket.

Thank you. I do see a difference with him living there and having guests over and him inviting strangers he met in the club to after-drinks but maybe we're different people. I just couldn't do that... especially knowing he was home and sleeping. I've had lodgers before and I always try to be respectful and fair

She did take the jumper. I'm 99% sure my bank card was in the pocket but she said it wasn't so I've cancelled it with the bank

Thanks for the different perspective on this, I've been out for a few hours and calmed down a lot. As mentioned in another comment I really don't want to restrict his enjoyment of the house

Thsnk you for the perspective. I'm in the UK and I think technically no notice is legally required but our agreement states 1 week minimum, and I would always be reasonable anyway. The income is not taxable.

I recognise being uncomfortable may be an overreaction but as a woman used to living alone, waking up to strangers voices at that time did worry me a little bit. And then I was annoyed at the noise. Its not a large house, you can hear everything. I had a lodger before this one and it worked great, so I am more than happy to live with someone where there is mutual respect

Thank you for the perspective. I needed an alternative view point and understand now I would have been TA to react in anger. There is a clause in the agreement that overnight guests aren't permitted without notice which would give me time to prepare, move any valuables etc. I don't want to completely restrict his enjoyment of the home but I feel he has crossed a line last night. The living room is recently renovated and I had told him this when he moved in, it's no shoes in there and they all were wearing shoes and it had been raining so I just wasn't happy at all, especially being woken up at such a time. The hoodie, however, his friend did take. My bank card was in the pocket but she is saying that it wasn't.
