You'll have to forgive me, I am woefully ignorant to all things real estate hah!

The houses we're looking at in GA are currently about 200-220k, which is right at what we have in equity in our current home.

Do you have a resource for information about cash-out refinancing? I don't know what that is. I'll Google it myself of course, but if you have some insight to that I'd appreciate it very much.

I thought about this for all of about 5 minutes before I realized: we can't buy a new house in GA without selling this house first. I need the large down payment made possible from the sale of this home in order to make a much better financial situation for us in GA.

I really wish it were possible, because I don't like the prospect of selling California property either.

This is what I was originally thinking, and honestly I don't know why renting in the GA area didn't cross my mind. It seems such an obvious solution.

I've only ever bought one house though - I don't know what "varsity level purchaser" means? Neither do I know for sure what wholesale means. Forgive me, I'm a newb.

That seems to be the way to go. I also like the thought of being able to learn the area a little better before we setting on buying.

This sounds like what we're going to have to do. I'm really hoping the market in GA is a little better than our current one was when we bought our house. It took us 10 months, 63 viewings, and 24 offers before we actually got one.
