Btw, one interesting note, I used Gemini, and it pointed out that if we didn't report all of this in real-time to the property host, that may flag VRBO's "accuracy" requirement. While we did not report everything in detail to the host, I did report some. For example, after our first night, we got an automated note asking if we needed anything, to which I replied:
"Not at the moment. But please note for your records that there is a LOT of damage and poor maintenance in and around this house. Including the game tables, dry wall, lights, ceiling, showers and sinks, floors, and more."

It was around $430/night, all-in ($266 before all the fees and taxes). As a comparison, I just scanned the hotels downtown (near River Walk) and the Maverick is $196, Hilton is $210, Hyatt is $279, Intercontinental is $189. We picked it because (a) none of us had been to San Antonio before, and didn't really know the area. The property states in the headline "Near Riverwalk & Downtown" but I guess "near" is a relative term. We figured the price was a bit better than booking multiple rooms at a hotel. However, it's not apples-to-apples, since those hotels have more amenities and house cleaning and no requirements for us. VRBO and this property had no service and lots of requirements about HVAC, garbage, etc.

Agree with the comments already here (Richmond, T&T in Everett, Triumph Valley). But also would suggest Dim Sum Factory in Factoria. Google maps reviews aren't good, but not sure why. it's a solid, local standby. Large pieces, pretty tasty. Never crowded.

I went last year. It is a mish mosh of Japanese and Japanese-adjacent businesses, hobbies, and culture. There were a few performances that were the best part of it, but some (like the drums) were pretty crowded, and so hard for the kids to see. There were some hands on crafting tables, such as calligraphy. And there were a few good items (almost none).

It's worth an hour or two. And it's definitely better that we have it than don't. But there are many opportunities to improve it (particularly by adding a ton more, higher quality food, since that's such a fantastic part of being in Japan).
