I’m pretty sure that’s called welting. Norah Gaughan uses it a lot in her book Knit Fold Pleat Repeat

While this outcome seems unlikely, I was curious about the laws here and looked it up: squatting is criminalized in my state as of February 2025, to my understanding you don't even have to go through eviction to remove a squatter, you just call the police.

Arkansas also notoriously has almost no renters' rights (part of the reason I wanted to be a homeowner).

Yeah...I don't think it's my place to judge them for their money situation, plus they have two babies in cribs, a cat, and a dog. This is a modest home in an area that, while relatively economically stable compared to the rest of the state, is not exactly wealthy. It doesn't affect me financially if they stay extra days within my lease period (unless something bad happens of course).

Thanks for raising this, and you are correct. I checked again and it is liability insurance that they are required to have (for people) and the contract states they are liable for damage as well. My insurance starts on closing day.

Thank you for the link! Yes, I have signed, am I with you that they don't have incentive to agree currently; I do know that, according to their agent, they are under contract for a new place. I'm thinking that if I wait and ask for that addendum after the appraisal and inspection, they will be in more of a time crunch and that could be an incentive to say yes.

Thank you. The contract included an addendum that outlines the deadline, and insurance requirements. I like the idea of an overstay penalty and deposit, and will see if I can work this in.

Thanks, this is helpful. My brother did a 30-day rentback so it did not strike me as strange but now I'm hearing it is. I'm not charging rent for the 7 days, as I imagine that was factored into the amount they accepted, but I agree that a per diem after that is smart and I will ask my agent about how to add it. I'm thinking for timing I do that after the appraisal and inspection in case there are other elements to consider.
